The parcel of land offered forms part of a larger area of land where now the majority of plots have been sold with land registry figures showing these plots selling individually for up to £12,000 per single plot. These plots are to be offered as one lot providing the purchaser with the opportunity to acquire six plots and these are larger than the majority of plots previously sold within this parcel of land and as such could provide the buyer with an opportunity to break them up and sell individually or even subdivide for more individual plots.

The land is sold on an unconditional basis but subject to an overage provision whereby the purchaser will be required to pay 40% of the increase in land value resulting from planning permission being gained in the future.
