Living in Lingfield: the local area guide

Set 50 minutes away from London and nestled into the beautiful Surrey countryside, Lingfield is a rural village, civil parish and post town in the Tandridge district. It lies seductively close to the A22, which takes road users conveniently from London to Eastbourne.

Once you reach Lingfield you’ll be greeted by a number of ancient buildings, each boasting a Grade 1 or 2 status. At the heart of the village’s historic centre is the century old Church of St Peter and St Paul. Dating back to the Saxon times, this magnificent religious monument stands proudly in the middle of other fascinating medieval timbered buildings.

Lingfield is also famed for its racecourse, Lingfield Park Race Course, which was developed in the 19th century and has attracted a number of visitors wishing to partake in the glorious spectacle ever since. However, it’s Lingfield’s countryside charm, spacious homes and proximity to London that ultimately entice visitors to stay indefinitely.

Demographics

Lingfield is home to over 4,400 people (according to the Census of 2011), who are split into 1,822 households, which 72% of residents either own outright (51%) or with a mortgage (49%).

A big number of permanent residents are professionals (49% of the permanent population are in full-time employment) working in the bigger cities situated nearby. In this sense, Lingfield is home to a commuter community, but families and retirees also have a big presence here, indicating that the historic village is an ideal home base for everyone.

Education

Parents will be delighted to know that excellent schools exist in Lingfield and the wider area. Three are currently found within the village confines. One primary school, an independent school, and a specialist school for children who suffer from epilepsy.

Lingfield Primary School is an excellent school which boasts the prized accolade of a ‘Good’ rating from Ofsted - from when they were last inspected in 2012. Pupils who attend this institute also leave with excellent qualifications – 89% achieve Level 4 or above in maths, reading and writing.

The two other institutions – the independent Lingfield Notre Dame and St Piers School – both offer primary, secondary and further education. They effectively illustrate excellent teaching standards, and a supportive learning environment for all needs and capabilities.

More educational establishments can be found within East Grinstead and the adjacent settlements, therefore, teenagers are spoilt for choice when it comes to secondary and post 16 education.

Transport

Lingfield is a commuter haven for a reason: it boasts enviable transport networks. From rail to road, all options are available, convenient and reliable. The train typically sees a barrage of commuters pass through its barriers each day. With services going to London, Cambridge and Brighton – all commuter bases are well and truly covered.

A number of buses similarly transports locals, school children and commuters to the neighbouring settlements of East Grinstead, Crawley and Dormansland. However, with the A22 sitting moments away, the most utilised method of travel is, perhaps, by car. Road users can access London, Guilford, Dover and even Gatwick Airport with ease. And, as the airport is situated 20 minutes away, jetting off to sun-drenched beaches or snow-topped mountains could not be any simpler!

Amenities and shopping

Lingfield boasts a pleasing array of charming independent stores, exquisite restaurants and quaint pubs, which are the perfect place to mingle with the locals!

The racecourse is an excellent place to visit if you fancy an upmarket dinner. If, however, you prefer to cook your own meal, the Bridge Farm shop and Costcutter can be frequented.

If you wish to keep up to date with the latest seasonal trends or want to watch the latest blockbuster to hit the screens, you must venture into either East Grinstead or London where a great many stores and entertainment complexes await.
