Property description

As pretty as a picture, this detached "chocolate box" cottage is beautifully presented, handy for excellent road links and enjoys southerly facing views across the countryside.

The Property

Believed to date from c.1800 this beautiful Grade II listed cottage is brimming with period features and is beautifully presented by the current owners. Located alongside Cad Road, it’s ideal if you’re looking for a rural outlook but need to be accessible. It offers excellent road links either back into the pretty market town of Ilminster, just a five-minute drive away, or connecting with the A358 and A303 to the west.

The current owners have sympathetically improved the cottage during their ownership, and it was beautifully extended by the previous owners to create practical and spacious living accommodation, particularly on the ground floor.

Entering through the pretty storm porch, the period front door opens into a stunning living space with flagstone flooring, exposed ceiling beams and timber posts. These visually divide the space into a lovely snug area by the inglenook fireplace, with its woodburning stove and an upper level leading to the stairs and the separate sitting room at the west side of the house. An opening from the snug area peeks through the sun porch at the rear letting in light from the south. Many of the rooms have a dual aspect which helps to bring the natural light through the cottage throughout the day as much as possible. The separate sitting room has slate flooring and a further fireplace, this time set with an lpg gas flame effect fire.

To the east side of the house an opening from the living room leads through to a more recent but sympathetic extension on the east side of the house. This created a sociable and practical eat-in kitchen / family space with ample room for a large dining table as well as a comfy chair or two if you wish. The triple aspect includes windows overlooking the garden and a door opening to the large, gravelled area for entertaining al fresco. The kitchen is stylishly fitted with a range of grey units, granite worktops and slate split face splashbacks. The units incorporate space and point for an lpg gas range cooker (see agents note) integrated dishwasher and refrigerator.

Beyond the kitchen, a sunny rear porch acts as a lobby connecting with the living room and also leading to a useful separate utility room with extra sink, timber units and worktops. They incorporate space for your washing machine and a second fridge / freezer. It also houses the oil-fired grant combination boiler for hot water and central heating. A luxurious ground floor bathroom has been beautifully fitted out with period style double-ended claw foot bath, separate shower cubicle, WC and stone wash hand basin set on rustic timber unit with storage, and period towel-rail radiator.
A timber turning staircase leads up from the living room to the first-floor landing. The front of the cottage has beautiful gothic style arched dormer windows and these feature in all three bedrooms. The master bedroom is a good size with lovely views to the rear and the added benefit of an en suite WC. This was formerly a shower room and could be reinstated if a new owner preferred. The second bedroom is a characterful double room, again with dual aspect window, whilst the third bedroom is a lovely single room.

Outside

To the west side is a driveway providing ample parking and access to the good size garage with double doors to the front. Behind the garage a lean-to roof shelters the oil storage tank. Across the front of the cottage is a pretty, paved pathway with cottage style borders, leading to the front door and front garden gate. A secure gateway leads through to the main garden beyond on the east side of the cottage. At the rear of the cottage a gravelled pathway provides good access across the back. There is an area for the lpg canisters connecting to the sitting room fire, and a small, sheltered courtyard area outside of the sun porch doors – an excellent spot to sit with a cup of tea and good book. The path continues along to the east corner of the cottage where further lpg canisters fuel the range in the kitchen. Adjoining the kitchen is a sizable and level gravelled seating and entertaining area. The has ample room for outdoor furniture, and a solid BBQ which is included in the sale. There is also a plastic storage shed. The garden is mostly bordered from the road by a mature evergreen hedge, with steps leading up from the enclosed gravelled area onto the main expanse of lawn. There are mature trees including willow and conifer. A further timber summerhouse is a nice shady spot in the heat of the summer, and there are two further storage sheds, one plastic and a timber garden shed for tools etc.
At the end of the garden is a more substantial timber lodge-style summerhouse fitted with woodburning stove, and with power / light / wifi connectivity creating the perfect place to work from home, enjoy your hobby or for kids to have their own space.
