Property description

Right on the very edge of the village with the most glorious views, this extended cottage offers great proportions, a recently updated kitchen and plenty of outside space.

The Property

Having been extended some years ago, this cottage offers spacious and light-filled accommodation with many of the rooms enjoying far reaching views across the adjoining countryside. The practical layout makes it ideal for a family or for those who have visitors, with four good size bedrooms on the first floor and particularly generous living accommodation on the ground floor including an unusually large dining room (what would have previously been the living room for the original cottage) and spacious sitting room, accessed from the entrance vestibule at the front.

The stairs rise up from the living room to the first floor and the triple aspect windows on the south side overlook the gardens and countryside beyond. A central gas fire makes a cost focal point in the winter and a door opens through into the generous dining room with lovely easterly views across the fields towards Stocklinch. To one corner a cupboard provides useful storage. Beyond the dining room is a recently updated kitchen, fitted with attractive contemporary grey units comprising floor and wall mounted storage cupboards, lit display units, pull out larder unit, pan drawers and wine rack with pale wood effect work surfaces over incorporating white ceramic single bowl single drainer sink unit with period style mixer tap. The units also include an integrated fridge and freezer, dishwasher and space for a gas range cooker with rangemaster cooker hood over. The kitchen is finished with marble effect splashbacks for an easy-clean and sleek look. To the rear a useful rear lobby includes more fitted storage and opens to a separate cloakroom / utility area at the rear. Formerly a downstairs bathroom, it’s a good size with space and plumbing for a washing machine and a work surface providing room for a tumble dryer if you so wish. It also houses the wall mounted gas central heating boiler.

On the first floor the landing provides access to the loft via hatch, and timber latch doors open to the four double bedrooms. The largest two double bedrooms have lovely views to the front over the fields, and two further bedrooms overlook the rear garden. The bathroom has been attractively updated over the years and is fitted with a white suite including freestanding claw foot bath, shower cubicle with mira minilite shower, wash hand basin and close coupled WC all set off with neutral coloured tiling and stone mosaic border.

Outside

The front garden is elevated slightly from the village road with lawned front garden edged with flower borders and stone retaining walls. Steps lead up to the front door and a path with rockery area leads around to the tarmac driveway providing ample off-road parking, turning space and access to the adjacent garage / workshop with up and over door, power and light and side courtesy door to the garden.
A side gate leads through to the rear garden, which is pleasantly laid out with a substantial sun deck perfect for dining and entertaining. It also includes a timber storage shed. There is a lawned garden with flower borders and patio area close to the house. To one corner of the garden is an area laid to slate chippings with timber potting shed / store.

Situation

Puckington is a small and friendly village located just north of the thriving market town of Ilminster. The village itself has a parish church and mainly consists of attractive period properties that lie within easy reach of excellent road links, and a range of local facilities. The nearby village of Barrington renowned for its stunning National Trust property Barrington Court, also has a great community feel with popular pub “The Barrington Boar” and a well-supported village hall with various events and societies including local produce market, gardening club and amateur dramatics group. Ilminster itself has a wide variety of independent stores. These are mostly centred around the market square and 15th century Minster church and have everything you need from an award-winning butchers, delicatessen, cheese and dairy shop, homewares, antiques stores, clothes boutiques and gift shops as well as a town-centre Tesco store with ample free parking.
