Potential residential development site extending to around 2.74 Acres (1.11 Has). The land has been allocated in South Lakeland District Council's latest development plan for around 30 dwellings.
The location and extent of the site are shown edged red on the plan attached to these particulars. The site is split in to two field parcels, which are currently used for agricultural grazing and accessed for this purpose, off a green lane, which transects the two sites and presently provides further access to the agricultural fields beyond.
Local services include, but are not limited to, a garden centre, several public houses, a mini market, post office, doctors, chemist, primary school and community centre. Holker Hall is located nearby, as are the service centres of Cartmel and Grange-over-Sands. The area has a good local economy with Cark Airfield located to the south of Flookburgh, home to the Northwest Parachute Centre, as well as being used for events such as, the Annual Steam Gathering. There is a large scale holiday resort with static caravans, lodges, 9 hole golf course and bowling green and expanding business park on the approach to Moor Lane.
There are regular local bus services connecting Flookburgh and Cark to Grange-over-Sands, via Allithwaite.
The site has been allocated within the latest South Lakeland Land Allocation Development Plan, as suitable for 30 residential dwellings. This allocation is recommended to ensure efficient use of the land, whilst reflecting local / historic development patterns and taking account of the need for flood risk mitigation on part of the site and including green infrastructure / open space.
A planning application (Ref: Sl/2017/0715) was submitted for part of the site for the erection of extra care residential development, consisting of 61 apartments and communal facilities. On 28 June 2018, this application was refused by the Local Planning Authority, on the basis the proposed development by virtue of its scale, form and layout would prevent the effective use of the available land allocated for residential development.
Whilst the existing access to the site is not sufficient to allow future residential access to the site, two potential new access routes have been considered.
Option 1 - Access to the eastern end of the site, directly from the B5277 / Market Street.
Following consultation between the previous developer and Cumbria County Council. (Highway Authority), the applicant was able to provide sufficient information including long sections, side visibility, splay and forward stopping sight distance, to develop an acceptable layout which meets Manual for Streets, Cumbria Design Development and dmbr Standards.
Option 2 - Access to the western end of the site off Manerside Road.
A further suitable access option has been identified off Manerside Road and over land owned by South Lakeland District Council. Discussions have been held with agents acting on behalf of the Council whom have confirmed that the Council have no objection 'in principle' to this access and would be open to negotiating terms.
Further information on each potential access route can be obtained from the selling agents on request.
The potential development site is located on the eastern edge of Flookburgh, within the Cartmel peninsula of Cumbria. Flookburgh and neighbouring Cark are classified as a Local Service Centre (lsc) within South Lakelands Local Development Framework.
From the A590 heading west at the Meathop roundabout take the B5277 to Grange. Continue through the town centre heading west to Allithwaite, continue on the B5277 for approximately 1.5 miles to Flookburgh. The land is located on your left, immediately after crossing the railway bridge on entering Flookburgh and shall be denoted by the selling agents For Sale board.
Freehold with vacant possession on completion.
The site has not been elected for VAT and therefore will not be charged on the sale price.
