Welcome to Helvellyn, a gorgeous, recently decorated and vastly improved, 5 bed house on the popular Edmund Park development on the edge of Frome. If you are looking for a home which offers an abundance of space for a growing family then look no further.

The striking green front door opens into a light and airy hallway with laminate flooring in a pretty blue Spanish-style pattern. From the hallway, a glazed door leads into a well proportioned lounge decorated in a relaxing blue with chimney breast and inset electric woodburner-style fire.

The star of this home is undoubtedly the 28' kitchen/diner which ticks every box you could have. A contemporary white matt kitchen with Granite Transformations worktops. A breakfast bar where you can sit and chat while dinner is cooking or have a coffee with a friend. Appliances including an Electrolux gas hob, AEG electric oven, integrated Zanussi fridge freezer and dishwasher. Pullout larder unit. A large dining area with plenty of room for a big table for those family meals. A seating area to relax and read and, to top it off, a utility room with plumbing for a washing machine and tumble dryer, additional wall units and door leading out onto the side path . There is so much to love about this house!

A cloakroom fitted with black heated towel rail and accessories completes the downstairs space.

Upstairs are 4 double bedrooms and a single bedroom which is currently used as a home office. The master bedroom has ample room for all your bedroom furniture and an large ensuite bathroom with separate shower cubicle and Aurora lvt (Luxury Vinyl Tile) floor. There is a vanity unit under the sink, heated towel rail and the additional wall units and mirror with shaver/toothbrush socket elevate this from just a functional space into something really special. Bedroom 2 and 3 also have fitted wardrobes so storage space is plentiful.

The family bathroom has the benefit of a bath and a shower cubicle and has additional fitted wall units and mirror with shaver/toothbrush socket.

The loft has been fully boarded above the insulation and has an access ladder, built in shelves and lighting.

From the kitchen/diner two sets of patio doors lead out into the large garden with clover lawn, raised beds, borders and patio area at the end of the garden to get the maximum benefit from sunny days. The garden is a lovely space to relax and chill with a glass of wine after a long day.

An EPC rating of B means it is energy efficient and will save you around 50% on your energy bills compared to a similar older home (ons 2020) as well as reducing carbon emissions. The 6 years and 7 months balance of the NHBC warranty, which covers the structure of the house, will also pass to the new owner.

This really is a wonderful house with a lovely feel to it and ready to move into - just bring your furniture. It should definitely be high on your list of properties to view. The owners have found their next home so are very motivated to sell.

The Local Area

Edmund Park is a popular development on the eastern side of Frome with an Asda superstore and petrol station within walking distance - although you may want to take your car if you need petrol! It has cycle paths, a children’s play area and easy access to the surrounding countryside for walking and cycling. It borders the River Frome and there are plans underway to create a picnic area on the river bank. There is a community space which is used for a variety of pop up events throughout the year and a bridge which will link the development to the train station on the other side of the river is planned.

At the entrance to Edmund Park is a wildlife sanctuary which is home to our resident beaver and otter population. A lovely walk along the river Frome and through Rodden Meadow will take you right into the centre of the town in 15 to 20 minutes and the Rye Bakery, which sells the best cardamon buns in the Western Hemisphere is less than 10 minutes' walk. Its also right by the station so I should probably mention that too. Check out the interactive 'Key Facts for Buyers' (Virtual Tour 1) for everything you want to know about the local area.

Frome is a very sought after Somerset town which is regularly voted one of the best places to live in the South West. It is home to a very creative community of writers, artists and musicians with the music venue, The Cheese and Grain, having previous hosted a surprise gig by the Foo Fighters as well as Paul McCartney's pre-Glastonbury gig last year. It offers a variety of high street names and a large selection of independent shops and cafes, particularly on the iconic Catherine Hill. The town hosts a very popular independent market held on the first Sunday of every month between March and December and an Arts Festival in July. Frome was one of the first places in the country to have a Community Fridge where residents and shop owners can donate excess food to the community to prevent food waste and also set up the first Share Shop where you can borrow anything from a highchair to a garden strimmer for a small fee. There is a leisure centre with pool, several theatres, a train station with good links to London, Cardiff, Dorset and Devon and whatever your hobby or passion there is bound to be a club or society which will welcome you.
