For the boring (but quite important) bit... Being a long lease flat (extended to 170 years in 2008 – so 154 years unexpired), the future owners won’t be required to pay any ground rent and won’t even need to think about extending the lease again in their lifetime, which is really important when comparing against any other leasehold alternatives which might have some looming hidden charges.

The building was converted into 4 flats in the early 1990s (when the leases appear to have been first drafted), and the freeholders are still just two individuals.

In regards to the location, Eliot Park is one of the most popular streets in the sandwich of Blackheath & North Lewisham, mainly due to it being within the conservation area... While still being within close proximity to Lewisham station – just a 500m stroll.

Lewisham Station is tfl Zone 2 (which many don’t realise is the same low cost as Zone 1) and benefits from being the last stop on the DLR – so is technically one of the few stations in se London which has a ‘tube’ line.

What features of this property appealed to you when you were buying?

We fell in love with it immediately.

We knew we didn’t want a new-build flat and instead wanted something with a bit more character and this flat ticked every box. We walked into the living space with all the natural light, high ceilings, and we knew it was for us.

The added bonus of a private garden (particularly with lockdown at the time!) really sealed the deal too.

We haven’t since seen another one-bed flat that does this for us – so we feel really good about the time we’ve lived here. The proximity to Blackheath is also great for a walk out on weekends and we will miss that greatly!

Since moving in, what are your favourite local amenities?

The property is in a great location for amenities.

Blackheath Village is a 15 minute walk from us, and filled with really nice bars and restaurants which is a great location for meeting friends, taking mum and dad for lunch etc.

Lewisham is ten minutes and has every shop you need as well as a range of good places to eat. We also have a Tesco supermarket less than 5 mins walk away which is a lifesaver.

A personal favourite of ours is walking across the Heath and into Greenwich Park, past the observatory, and down to the pubs on the Riverside – the Plume of Feathers is an absolute must!

There is a selection of great delis in Blackheath but a marginally longer walk, Royal Hill in Greenwich (20 mins tops over the Heath) – has a fishmonger, Dring’s Butchers, a brilliant green grocer, a cheesemonger and a great deli.

What is your typical commute to work? How long does it take?

We work in the City and the Southbank - so can both be at our desks within 30 minutes of leaving our front door.

Pretty much every train from Lewisham goes to London Bridge which is great for onward travel. Having the DLR also adds a great level of resilience to the transport links here too (i.e. If the trains aren’t running for whatever reason).

Trains go regularly to London Bridge, Charing Cross, Waterloo East, Victoria, Peckham, Cannon Street and Canary Wharf. We are a bit spoilt for choice here!

How are your neighbours?

The neighbours are all really lovely. We have a whatsapp group for the building and will of course add any buyer to it on completion.

They’re kind enough to take in packages when we aren’t here, and have always been super helpful.

What are the best local parks?

It goes without saying, Blackheath and Greenwich Park are arguably the best in the whole of London!

Point Hill is a hidden gem for the best view of London.

What’s the best local café?

We love Boulangerie Jade in Blackheath, but sometimes you can’t beat Muffin Break in Lewisham for a post-hangover muffin… Maggie’s at the bottom of Lewisham Hill is a cultural icon, and is the best fry-up in London - no questions asked!

What is the best local pub?

Hare and Billet for great food, Plume of Feathers for great drinks, however Zero Degrees brewery (facing onto the Heath) is our favourite. Great beers brewed on site and literal metres of pizza!

What is the best local restaurant?

Payiz is a great Turkish restaurant and just 5 mins walk from the flat, and Everest Nepalese in Blackheath do the best curries.

What are the best local supermarkets or shopping centres?

Tesco (just before the station) is great for convenience.

Lewisham Centre has a Sainsburys, large shopping centre/mall and has a daily food market on the high street. Blackheath is better if you want something more bougie.

If you have a car, useful shops like ikea, M&S, Smyths Toys and Asda are only 15 mins away in North Greenwich.
