** vendor suited ** Set in a quiet cul de sac location with access to The Cuckoo Trail on its doorstep, this well-proportioned four-bedroom, detached family home with a large garden workshop is within walking distance of Heathfield High Street and local amenities. Welcomed by an entrance porch with a ground floor w.c. Good sized lounge with a log burner in a brick fireplace with a tiled hearth and access to the remaining ground floor accommodation. The dining room is an excellent reception space, currently housing a six-person table and providing entry to the kitchen and conservatory. The kitchen is well-appointed with an integrated dishwasher, microwave, two waist-height ovens and a large fridge. There are plenty of storage units with granite worktops, wall-mounted cupboards, some of which have integral lighting. Access from the kitchen to the utility area in the integral garage, which has ample space for additional fridge/freezers, has plumbing for a washing machine and tumble dryer, and side access to the garden. To the rear of the property, the conservatory provides yet another useful reception space, spanning the width of the house with an outlook to the garden.

Bedroom one is a king-size bedroom with built-in wardrobes and an en suite bathroom comprising a bath with handheld shower attachment, w.c., and wash basin. Bedrooms two and three are good size doubles with built-in wardrobes. Bedroom four is another double bedroom. The family bathroom contains a white suite with shower, w.c., wash basin and fitted furniture.

Outside: The garden is laid to lawn with a patio abutting the property and a stone path leading to a large insulated garden workshop with power and plumbing, with additional storage room to the side. This would be ideal as a home office or studio space. To the front of the workshop is a covered seating area with power. The borders are lined with raised brick flower beds with an abundance of foliage and a fishpond to the rear. Area of lawn to the front with paved pathway leading to the front door and off road parking for at least two vehicles on the driveway.

The house is located at the end of a quiet cul de sac of similar properties with access onto the Cuckoo Trail from a twitten next to the property. This is the old railway track converted to be used by walkers and cyclists and goes all the way to Eastbourne. It also means the High Street, Waitrose and Sainsbury's are literally a five minute walk away. The market town of Heathfield still holds markets, has a good range of local shops and amenities and many clubs and societies. There are several primary schools available and Heathfield Community College. Buses run a service to the school but also to Tunbridge Wells and Eastbourne. Both these towns offer a more comprehensive range of amenities and are about a 30 minute drive away. The nearest mainline stations are at Stonegate, Uckfield, Buxted and Jarvis Brook, all within a 15 to 20 minutes drive, having services to London Bridge, Charing Cross and Victoria.

Directions: From Heathfield High Street, at the mini roundabout turn downhill into Station Road and proceed to the traffic lights. Turn right onto Hailsham Road, passing the parade of shops and turn right into Holly Drive. At the bottom of the road turn right and go right to the end of the cul-de-sac where the house is on the right hand side.
