The Village

Lilbourne is a village in the Daventry district of Northamptonshire in England. It is close to the M1 motorway and the A5 to the west of the village. Just outside Lilbourne is the River Avon and the remains of a Norman motte-and-bailey castle.

To the west of the castle is the local church, All Saints, which is Grade I listed building dating from the 12th century. A, smaller, motte and bailey castle lies 0.9 km to the north west of the village, at Lilbourne Gorse. The community now numbers some 160 houses. Younger children go to school in the neighbouring village of Yelvertoft, in the village mini-bus, whilst older pupils travel by coach to Guilsborough or schools in and around Rugby or Lutterworth (being the nearest towns).

The volunteer-driven mini-bus commutes two or three trips per week into Rugby, our nearest town. The village has a modern village hall with an adjacent playing field, a Church and Chapel, there is a well-established motor repair and servicing centre, including tyre fitting.

March 2014 saw the conversion of a private residence into a public house, located at the village end of Station Road. This family-run business has developed into a popular retreat for villagers & visitors alike and hosts many themed events like classic car shows. Rugby

Rugby's economy is mainly industrial and distribution. It is an engineering centre and has a long history of producing gas and steam turbines at the gec and at the aei. The aei was earlier British Thomson-Houston or bth. They used to dominate employment in the town. They are now amalgamated to form Alstom. Engineering in Rugby is still the most important sector.

There are three new retail parks, “Elliot’s Field” which is leisure and fashion centric, “Junction One” which has a 9 screen cinema and several shops and fast food outlets. “Technology Drive” is mainly home stores and diy based. Elliot’s Field has launched a second phase with more big names to compliment the existing retailers.

There are many excellent schools In Rugby including grammar school (Lawrence Sherrif), Girls School, Ashlawn School (ofsted Top Rated) and of course the world famous Rugby School where the modern game of Rugby was born.

Utterworth is a pretty market town in the Harborough district of Leicestershire. Lutterworth offers great access to the road network including the M6/A14, M1, M69 and the A5 as well as Magna Park (distribution centre). It is 6.8 mi north of Rugby, in Warwickshire and 15 miles south of Leicester.

The town offers many amenities including an abundance of shops ranging from independent retailers to national chains and supermarkets including Morrisions and Waitrose. There are numerous restaurants, pubs and wine bars and a number of hotels including a traditional Coaching Inn, local pubs with rooms and a Travel Lodge.

The schooling in Lutterworth is very popular and the property is located within walking distance of a number of highly regarded schools including Lutterworth Grammar School.
