Property description

A superbly proportioned and presented country home, just over a mile from the ever popular and pleasant village of Llangammarch Wells, in the heart of some of the most glorious countryside in rural Mid-Wales! 2 Barium Villa is a semi-detached Victorian property, constructed in around 1895, the property has been tastefully and sympathetically modernised to now offer a stunning blend of character and modern, all whilst taking in some fantastic, far-reaching views over adjoining farmland to the rolling hills beyond.

Approached from a country lane, the property enjoys a gated driveway over the front garden offering parking, and a canopy porch protects the recently replaced front door from the elements. The front door opens up into an entrance hallway, with stairs to a first floor landing, useful understairs storage cupboard, alcove shelving and cupboard, and door into the multi-functional reception room. This room in its current guise has the benefit of a sizeable dining area, with home office off, original features such as ornate cast iron fireplace, alcove shelving and cupboards, and external door to the rear gardens. An open archway from here leads into the main reception room, with multi-fuel stove set into a brick fireplace, and bay window to the front overlooking the front gardens. An opening from the dining area leads into the modern fitted kitchen. The kitchen boasts ample space for food preparation, cooking and dining, with window overlooking the rear gardens and door through to the useful utility room, which houses the central heating boiler, having a Belfast sink and door to the rear gardens.

On the first floor, there are two good-sized bedrooms, with the master enjoying far-reaching easterly views, and a cast iron feature fireplace, whilst the guest bedroom which is currently being utilised as a home office boasts views to the west, as well as a further cast iron feature fireplace. The bathroom suite is also accessed from the landing, and has the benefit of a suite of low-flush WC, pedestal wash hand basin, slipper bath and additional shower cubicle as well as the airing cupboard.

Externally, the property has the benefit of the aforementioned driveway allowing parking for two vehicles, and the front garden is enclosed and laid mainly to lawn with mature floral and shrub borders. Further gated access leads to the rear garden, which enjoys several different areas for relaxing and enjoyment. Immediately to the rear of the property is a paved patio area, and from here a 'stepping-stone' style pathway leads over a lawned area to a gravelled seating area over the septic tank which borders open farmland to the rear. The current owners also have a Summer house, log-store and chicken run in this peaceful wildlife haven.

This is an extremely rare opportunity to purchase an impressive home in a rural but not isolated position - viewings are essential to appreciate in full!

Telephone & Broadband: Telephone- subject to BT transfer regulations. According to the property has a broadband speed of: 178.50 Mbps (average speed of Mbps).

Barium Villas is a Victorian residential development of six cottages and a water tower located just over a mile from the village of Llangammarch Wells, which has the benefit of a railway station halt stop on the Heart of Wales Shrewsbury to Swansea line, a village shop selling food, newspapers, and most of the necessities of life, as well as operating as a general post office. The Alexandra Hall in the village has many activities such as Tai Chi, Coffee Morning, Short Bowls, Toddlers group, etc. Only four miles away is ‘Britain’s smallest town’ Llanwrtyd Wells which straddles the A483 between Llandovery and Builth Wells and is located near the pass between the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells is a short drive of around eight miles away, located at the heart of beautiful Mid-Wales. Builth has a range of amenities and facilities including Primary and Secondary Schools, a cinema, leisure centre, cricket, rugby, football and golf clubs. It is also home to the internationally famous Royal Welsh Show which is the largest agricultural show in Europe. The town has good transport links, is on a bus route between Cardiff and North Wales and is also served by Builth Road Railway Station on the Heart of Wales Line. Situated within the Wye Valley, an area of natural beauty and close to the Elan Valley at Rhayader, it is well-known as a walker’s paradise whilst the Red Kite feeding centre at Gigrin Farm offers a truly unique experience to see the rare and magnificent birds on a daily basis.
