Property description

The Manoir Normandy, lies on the edge of the birthplace town of William the Conqueror, nestling beneath the town walls in the valley of the River Ante, with approximately 7 acres including gardens, a large meadow bordering some 400 yards of trout fishing (subject to normal licence) in the River Ante, a small lake, two ponds, a cascade and stream, and a copse in which thousands of snowdrops with wild daffodils and orchids put on an annual show. There are extensive outbuildings, comprising five stables and garaging for at least six cars. There is extensive cellarage, including a large purpose-built wine cellar. Dating back to the 18th century, this fine property, one of the largest in Falaise, affords the opportunity to purchase a grand, restored, historical property only five minutes walk from the centre of town, two minutes drive from the commencement of the motorway network, and forty-five minutes from the Channel port of Caen-Ouistreham. Central Paris is some 2 1/2 hours away by the motorway . Although surrounded by urban development, the property is well hidden in its valley, with only some degree of 'overlook' when the leaves come off the trees in winter. The owners purchased the property in 2003, at which time the property had been neglected for some years and divided into two parts. During the period of their ownership they have carried out the following works- Putting the manor back into one dwelling, removing dividing partitions and an unsightly modern staircase. Re-roofing the entire manor, with new water goods, and re-roofing the outbuildings Connection to mains drainage and mains water New connections to telephone and electricity Rewiring - save for the outbuildings which are to be rewired shortly Extensive redecorating Construction of a summer terrace Installation of three new bathrooms on the first floor, and a downstairs toilet and utility room New kitchen New main entrance hall flooring (travertine) Removal of all rendering on main frontage and sides of the manor to expose the stonework, and total re-pointing and restoration of that stonework New front terrace balustrading Extensive installation of double glazed window and doors Installing wood panelling to first floor corridor Amalgamating small bedrooms to give larger more imposing bedrooms Treating the extensive loft timbers against insect attack (with guarantee) New dining room travertine floor Extensive work to restore the gardens and grounds, building a small lake, a second pond, and an additional cascade with antique granite troughs. The main pond is surrounded by stone allegedly from Falaise Chateau, and formerly used as a staircase there. The accommodation comprises- Cellarage with wine cellar Ground floor- extensive entrance terrace. Entrances to a choice of 4 halls, imposing panelled lounge (with two large infinity mirrors) and oak panelled travertine floored dining room (with beamed ceiling) each with an impressive marble fireplace and central chandelier, office room with marble fireplace, large breakfast room with enclosed slow burner fireplace, kitchen, butler's pantry, utility room and downstairs toilet with washbasin. First Floor- accessed by winding staircase. On left, entrance to main bedroom with separate dressing room and en-suite bathroom with bath, basin, WC and bidet. On right, panelled corridor giving access to second bedroom, with en suite bathroom (bath, basin, toilet, bidet), proceeding to hall with bedroom off, and up a short staircase to another hallway with a large bedroom off, and a further child's room with separate bathroom (bath, toilet, basin, bidet). Second Floor /Loft - Accessed by continuation of the winding staircase, and formerly used as servants' quarters, this floor contains superb open roof timbers, two unrestored rooms previously used as bedrooms, and a large room either end with space in the projections at each end of the building for two additional bathrooms. All windows at this level have been replaced and double-glazed, and new flooring laid in part. Outside- Separate outbuildings originally used as stabling and loose boxes, but now for workshops and garaging. Five stables could still be used as such, the loose box area is now a large 4 car garage (recently re-roofed), and in another part of the complex is a garage for two cars. Save for the re-roofing of the entirety, these buildings have not been restored. The main stabling building would make a superb gite and/or winter quarters The grounds cover roughly seven acres, three of which is garden, with a long cascade and unrestored lavoir, and two ponds joined by antique granite troughs, mature trees, and many other trees and shrubs more recently planted. Fruit trees include several cherry trees, apple, and plum. The other four acres is separated from the main property by a small pedestrian road called Chemin des Oliviers, also open to very restricted vehicle traffic, and consists of a field bordering the River Ante, including a small lake (with wild duck, heron, coypu, otters, geese, kingfishers) fed by the stream passing through the main property. The field borders onto this river, and is plentifully stocked with brown trout and the occasional sea trout. Access to the property is by a large double entrance, (or, more conveniently, by a side entrance leading to near the centre of the town), opening out into a very large gravelled area in front of the manor and its outbuildings.
