Living in Manor House: the local area guide

Sandwiched between the London Boroughs of Haringey and Hackney, is Manor House, a small town – which belongs to the latter borough. This district in North London is located on the boundary of Zone 2 and 3 and has its own tube station – of the same name – running on the Piccadilly line.

Due to its attractive geographic location within London and its proximity to central London and the other major districts and attractions – Manor House naturally appeals to professionals working in North London, students, those seeking to invest in an up-and-coming district and families who wish to take advantage of the good schooling opportunities.

However, Manor House was not always so appealing. It was, at one point, viewed with disdain. The area had gone near derelict and was known for being a hotspot for crime and poverty. But in 2002, the council decided to give the town a major facelift – one worth millions and one it desperately needed! The ambitious plan will see the area be totally redeveloped, with new parks and retail opportunities springing up to further attract individuals into the area.

Demographics

The London Borough of Hackney – to which Manor House belongs – is home to over 245,000 people. The residents of Manor House are from a diverse background. A mixture of English, Irish, Caribbean, Indian, Chinese, and Arab individuals co-exist harmoniously and make for an exciting dynamic.

76% of this population are of working age and 32% are between the ages of 25 and 32 – illustrating how Manor House is an ideal place for young professionals. 28% of the households in this area are made up of families with or without dependent children – illustrating how the town is also favoured by families.

Education

Families who are drawn into the area will find a number of brilliant institutes in the London Borough of Haringey and Hackney.

For primary education, children can attend The South Harringay Infant School & the Ladder Children's Centre. This institute boasts a ‘Good’ rating from Ofsted and is praised for its effective learning methods and student support.

As the school only teaches children from the age of 3 to 7, pupils typically transfer on to the South Harringay Junior School. This institute also boasts a rating of ‘Good’ from Ofsted and excellent pupil achievements. 83% of its 218 pupils achieved Level 4 or above in maths, reading and writing – an attractive statistic for any parent.

For secondary and post 16 education, teenage students can choose Park View School and Skinners' Academy - two popular options with locals in the area, as they were both praised highly by Ofsted.

Transport

Like much of London, the residents of Manor House are well served by the public transport network. TFL run a number of bus services that go to popular hot spots in London. The number 29 takes locals to Trafalgar square and the 141 service takes them to London Bridge – conveniently, these services also run in the early hours, perfect for night owls!

The tube also handily transports the locals to central London in under 15 minutes and to Heathrow Airport in around 45 minutes, which is great if you wish to make a quick getaway! Unfortunately, as many professionals live in this area, the transport system can be quite busy during rush hour. However, frequent services are provided to help alleviate this problem. And with the impending arrival of the night tube – the ease of getting in and around London will only get simpler!

Amenities and shopping

Unfortunately, the town does not benefit from a town centre, however, the redevelopment scheme should see a number of retail outlets spring up. In the meantime, residents can enjoy a couple of jovial pubs, several restaurants and local stores.

Up the road in Harringay Green Lanes, lies a shopping centre with a wide array of High Street favourites like Next and Superdrug. However, one of Europe’s largest shopping centres – Westfield Stratford City – can be reached in 35 minutes and the glittering stores of Oxford Street are a mere 12-minute tube journey away!
