Prime Location Crouch End Area Guide

Crouch End in the North London Borough of Haringey is nestled in a valley flanked on the North side by Hornsey, Muswell Hill and Wood Green, and on the South side by Finsbury Park and Archway. Starting as a hamlet on the old medieval route to the North from London, there was little development until around 1880. The introduction of several railway stations in and around the area turned Crouch End into a prosperous suburb and commuter town for city workers. Comfortable middle class housing replaced some of the larger houses, and public parks were opened as well as a number of new roads and avenues. Crouch End has a mixture of period Victorian and Edwardian houses arranged amongst wooded areas, open green spaces and playing fields. The clock tower and the listed Art Deco Hornsey Town Hall are landmarks in the bustling town centre.

In spite of its position in the capital, the town centre is inaccessible by the London Underground railway and is therefore set apart from the rest of London. Far from being a disadvantage however, much of the charm of Crouch End is considered to be attributable to its isolation and the town has become increasingly popular with the bohemian crowd and those working in the media and entertainment industries. Arts and crafts events feature heavily on the town’s calendar, which even includes a ‘Guerilla Bunting’ campaign in 2013 to cover the town in decorative bunting.

Demographics

Crouch End is home to around 12,000 people. The town has a much higher proportion of 25 to 44 year olds than the Borough of Haringey.

Almost 35% of properties are owned with a mortgage, and around 20% own their property outright. Approximately 60% of people in the area are educated to degree level or higher. Real estate, renting and associated businesses account for 28% of employment in the town.

Education

Primary schools in Crouch End are of a consistently high standard and include Rokesley Infant and Junior School, Coleridge Primary School, St Gildas’ RC School and Weston Park Primary School. There are two secondary schools offering provision in the town. Hornsey School for Girls is an academic and international school offering education up to sixth form. Highgate Wood School is an arts college and also features a sixth form.

Private schools include Channing School which is an independent school for girls aged four years to 18 years. The Highgate Foundation offers a coeducational Pre-Preparatory School, a Junior School and a Senior School. Crouch End Community College of Arts & Design offers a range of short-courses including web and graphic design, video production, film making and photography. London’s Universities are all within reach of the town for higher education courses.

Transport

Buses are the only means of public transport in and out of Crouch End and connect the town to the wider London area as well as to Finsbury Park Tube station which offers access to the West End via the Piccadilly and Victoria lines. A night bus also runs in the area.

The nearest London Underground stations are Highgate, Crouch Hill, Turnpike Lane, Wood Green and Archway. Pedestrian and cyclist access is widely supported in and around the town. Air travel is accessible at a number of London airports including Gatwick, Heathrow and City Airport.

Amenities and shopping

Crouch End offers a wide range of shops including small independent designer clothing and homeware outlets, as well as national retail chains. Old-fashioned high street shopping includes the long-standing baker, Dunn’s; two butchers, a fishmonger and a greengrocer. The Broadway is a focal point for upmarket restaurants, cafés, gastro pubs and wine bars which spill out onto the pavements creating a European style street scene.

The town offers a range of public parks including Priory Park and Alexandra Park which marks the northern boundary of the neighbourhood. Parkland Walk lies on a disused railway line and is a local nature reserve, and Highgate Wood and Queen’s Wood offer country walks. Park Road Leisure Centre features an indoor swimming pool and a heated outdoor lido.
