An impressive Grade II listed Georgian detached house, occupying a prominent position on Kelfield Road in the heart of Riccall. This handsome double-fronted home offers over 3,000 sq. Ft. Of versatile accommodation, combining period character with a substantial rear extension, an attached double garage and two enclosed gardens.
Comprehensively renovated and extended around 2005 by the highly regarded Hogg the Builder, The Gables has since been carefully maintained and further updated by the present owners. Sash windows, original fireplaces, exposed beams and characterful flooring complement spacious accommodation suited to modern family living.
Set behind a low brick wall and gravelled forecourt, the property opens into a welcoming entrance hall with a generous staircase and useful understairs storage. Two well-proportioned reception rooms sit to either side, each featuring sash windows, period fireplaces and alcove storage or shelving.
The dining room provides ample space for entertaining, with oak flooring, an exposed ceiling beam and French doors opening onto the courtyard garden. A second staircase leads to the principal bedroom suite, complete with a dressing area and en-suite shower room.
Beyond is the spacious kitchen, fitted with an extensive range of timber-fronted units, granite work surfaces and a central island with breakfast seating. Integrated appliances include ovens, a microwave and dishwasher, while limestone flooring complements the room’s traditional style. Windows and French doors bring in plenty of natural light and provide further access to the courtyard. A useful utility room and ground floor WC complete the ground floor accommodation.
The main staircase leads to two double bedrooms at the front of the house, both with fitted wardrobe space and retained period fireplaces. These are served by an elegantly updated house bathroom, featuring a freestanding roll-top bath, separate walk-in shower, vanity basin and WC, complemented by half-height wall panelling.
A further staircase from the main landing leads to a substantial attic room spanning the width of the original house. Exposed roof timbers add character to this versatile additional space, which benefits from natural light.
The attached double garage is accessible from the kitchen and benefits from two electric doors, power and lighting. A separate staircase within the garage leads to a generous room above, with a rear window, roof lights and heating, ideal for use as a home office, studio or games room.
Outside, a shared private driveway leads to the property’s own block-paved parking area, with space for several vehicles. The enclosed courtyard, accessed from both the kitchen and dining room, enjoys a southerly aspect and provides an inviting setting for outdoor dining. Beyond the garage is a separate walled garden, predominantly laid to lawn with established trees and a good degree of privacy.

Offer Procedure
Before contacting a Building Society, Bank or Solicitor you should make your offer to the office dealing with the sale, as any delay may result in the sale being agreed to another purchaser, thus incurring unnecessary costs. Under the Estate Agency Act 1991, you will be required to provide us with financial information in order to verify your position, before we can recommend your offer to the vendor. We will also require proof of identification in order to adhere to Money Laundering Regulations.
Anti Money Laundering Compliance
We are legally required to conduct Anti-Money Laundering (aml) checks on all purchasers and sellers. These checks become mandatory once a seller accepts an offer on a property (subject to contract).
Aml checks are valid for six months from the date of completion. If your transaction does not proceed and you submit an offer on another property more than six months later, or if your existing aml check is more than six months old at the time of a new offer, you will be required to complete and pay for a new check.
We appoint hipla as our compliance partner to carry out these checks on our behalf. Once your offer has been accepted (subject to contract), hipla will contact you directly to complete a secure electronic verification process.
A non-refundable fee of £30 + VAT per purchaser is payable for the aml check. This fee must be paid before we can issue the Memorandum of Sale to the solicitors. The fee is non-refundable in all circumstances.
Hudson Moody receives service credits from hipla which may be used against other services, in recognition of facilitating the checks and undertaking associated administrative compliance duties.
