A Two-Bedroom Terrace That Feels Nothing Like A Typical Two-Bedroom Terrace

From the outside, you could easily underestimate just how much space is waiting behind the traditional period frontage. Step inside and the ground floor opens into a wonderfully sociable living space, with a southerly-facing bay window at the front, a character fireplace, dining space, an exposed timber staircase and an open connection through to the kitchen.

It was precisely that sense of surprise that won over the current owner:

“I still remember walking in for the first time and immediately thinking, ‘I could see myself living here.’ i’d almost ruled the house out before I came to view it, but the moment I stepped inside and saw all that space opening up in front of me, everything changed. It didn’t feel like the other houses i’d looked at. There was something about it that instantly felt warm, open and homely. I could picture my life here almost straight away.”

One Huge Open-Plan Living Space Designed Around Family Life

The centrepiece is an impressive open-plan lounge and dining room extending to approximately 27'5". At the front, the bay window draws plenty of natural light into the living area, while the fireplace creates a natural spot to gather around in the evenings.

Move further through and there is ample room for a full dining table before the exposed timber staircase rises through the centre of the space. It is one of the home's most distinctive features and something visitors immediately notice.

But what makes the layout work so well isn't simply how it photographs. It is the way the different spaces remain connected.

“The open-plan layout is probably the thing i’ve loved most about living here. I can be in the kitchen cooking, the cats can be wandering around, my daughter can be in the living room and somehow we still all feel like we’re together. Nobody disappears off into another part of the house. It has always felt really connected. Even on completely normal days, there’s something lovely about being able to see everyone and feel like you’re sharing the same space without having to be doing the same thing.”

A Ground Floor Made For Entertaining, Relaxing And Everyday Life

The dining area flows naturally into the fitted breakfast kitchen, where a breakfast bar provides another informal place to sit alongside generous worktop and storage space. A door at the rear then leads directly outside.

There is an informality to the whole ground floor that makes it particularly easy to live in. Morning coffee at the breakfast bar, dinner around the table, evenings around the fireplace or a house full of friends; the space adapts without losing that sense of everyone being together.

For the current owner, some of the best memories here have come from exactly that:

“We’ve had some brilliant parties here and some of my favourite memories are of the house completely full of people. Someone would be cooking, other people would be sitting around the table, others would be in the lounge, and it never felt like anyone was separated from the rest. The whole downstairs just works when you’ve got people over. It’s sociable without trying to be, and that’s something i’m really going to miss.”

Upstairs, the proportions remain impressive.

Bedroom one measures approximately 13'3" x 11'4", while bedroom two is approximately 12'3" x 10'4". Both are genuine double bedrooms with plenty of usable floor space rather than one principal bedroom accompanied by a compromised second.

The landing has recently benefited from new carpeting, while the bathroom sits separately at the rear of the first floor and is another unexpectedly generous space. At approximately 12'3" x 6'8", it includes a bath with integrated shower, WC and wash basin.

An Exceptionally Long Garden With Sun, Privacy And Serious Potential

And then comes perhaps the biggest surprise of all.

Immediately behind the house is a patio and seating area which catches the afternoon sun beautifully. Beyond it, the garden stretches back an exceptional distance (too long for me to measure!), predominantly laid to lawn and offering a scale rarely associated with a two-bedroom terrace.

There is enormous scope to divide it into different areas over time: Entertaining closer to the house, lawn for children or pets, perhaps a vegetable garden, studio or garden room further back, subject of course to any necessary permissions.

What is particularly striking, though, is how the garden changes as you walk through it.

“The patio is such a lovely place to sit because it catches the afternoon sun, but the thing that always amazes people is just how far the garden goes. The further you walk down it, the quieter it gets, and by the time you reach the bottom you genuinely feel like you’ve escaped somewhere. You’re so far away from the road that it feels incredibly peaceful. I’ve always loved that contrast between having the house close by and then having this huge stretch of garden where you can completely switch off.”

And there is a particular time of day when the house really comes into its own:

“Afternoons are probably when I love the house most. You can have the sunlight coming through the bay window at the front while the patio at the back is still catching the sun as well. There’s something really nice about having light at both ends of the house at the same time. It makes the whole place feel bright, warm and alive.”

Driveway Parking And A Train Station Within A Few Minutes’ Walk

To the front, a private driveway provides off-road parking for one vehicle.

For commuters, however, one of the biggest everyday advantages has been the proximity of the railway station. The owner describes it as around a four-minute walk from the house, with Birmingham city centre reachable remarkably quickly by train.

Boldmere is also within easy reach, Sutton Park isn't far away, and the wider area provides a strong selection of everyday amenities and schooling options.

The convenience of that location has made a genuine difference to day-to-day life:

“Being this close to the station has honestly made life so much easier. I can leave the house, walk there in a few minutes and be into Birmingham so quickly. It’s one of those things you probably don’t realise the value of until you’ve lived with it every day. We’ve also had Boldmere nearby, Sutton Park not far away and good schools around us, so it’s been a location that has really worked for us as a family.”

A First Home, A Family Home And A Place Full Of Memories

When asked to describe the home in just a few words, the owner's answer wasn't spacious, characterful or convenient.

It was simply: “My safe place.”

And after hearing what the house has meant to her, it makes sense.

“This house means much more to me than just being somewhere i’ve lived. It was my first home on my own, it’s where I brought my daughter up and where so many chapters of our life happened. There are memories attached to every part of it. I’ll miss the neighbours, the parties, sitting around the fireplace, the open-plan space where everyone naturally ends up together and just that feeling of coming home and being completely comfortable. More than anything, it has always felt like our safe place, and that is probably the hardest thing to leave behind.”

For the next owner, there is plenty here to appreciate on paper: Two excellent double bedrooms, a huge bathroom, driveway parking, an exceptional garden and one of the most interesting open-plan ground-floor layouts you'll find at this price point.

But perhaps the real test will be what happens when they first walk through the door.

Because years ago, that's exactly where the current owner's story with this house began:

“I could see myself living here.”

I cannot wait to show you around!
