Set In The Heart Of Historic Long Melford
Set within the heart of Long Melford and reached through an original arched passage, Archway Cottage is a Grade II listed home of considerable character, moments from one of East Anglia's most picturesque and well-served village high streets. Behind a rendered frontage and green-painted sash windows, the cottage displays a wealth of original period features - exposed timbers, mellow red-brick floors and open fireplaces - yet has been arranged to suit day-to-day modern living. The ground floor flows from a study hall through to a sitting room and a kitchen/dining room, with three bedrooms and a shower room above. It is offered with no upward chain.
A part-glazed front door opens into the study hall, laid with attractive mellow red-brick parquet and lit by a sash window over the street, with the original staircase rising to the first floor and space for a desk beneath exposed beams. An opening leads through to the sitting room, where further timbers frame a central brick chimney breast with an inset gas fire, and there is potential to install a wood burner subject to the necessary consents. Beyond, the kitchen/dining room has been cleverly designed around the building's character, with bespoke storage tucked below the staircase, shaker-style units and solid timber worktops, an induction hob, a butler sink, integrated appliances and a wine cooler. Brick flooring continues underfoot, and glazed double doors open to the garden.
Upstairs, the landing has a leaded window over the garden and gives onto three bedrooms. The two front rooms are both comfortable doubles with high ceilings and secondary-glazed sash windows, one with a double wardrobe and an airing cupboard housing the boiler; the third overlooks the garden and takes a double bed or makes an ideal study for those working from home. The shower room is fitted with a wide corner shower, WC and vanity unit. Outside, a low-maintenance enclosed courtyard garden is finished in flagstones with a private seating area, and the arched passageway leads back out to the lane, where parking is available along Little St. Marys. A rare piece of village history, ready to enjoy from day one.

Location – Long Melford
Long Melford is a large and historic village in south Suffolk, close to the Essex border, around 3 miles north of the market town of Sudbury and roughly 14 miles from Bury St Edmunds. It is renowned for having one of the longest village high streets in England, lined with antique shops, independent boutiques, galleries, cafés, restaurants and traditional public houses.
At the northern end of the village lies a broad green, overlooked by the magnificent Holy Trinity Church, a 15th-century wool church and one of the finest in the county. The village is home to two great Tudor houses - Melford Hall, in the care of the National Trust, and the moated Kentwell Hall, which hosts historical re-enactments and seasonal events. Everyday amenities include a primary school, village shops, cafés and healthcare services, with a wider range in nearby Sudbury.
Sudbury railway station provides services on the Gainsborough Line, connecting at Marks Tey to the mainline into London Liverpool Street, and the A134 gives road access to Sudbury, Bury St Edmunds and the wider region.
