An impressive highland home with about 6.6 acres and a spectacular contemporary interior

Description
Drumcharry Steading was built on the footprint of an old farm steading in 2007. The house is characterised by its impressive ceiling heights, picture windows and exceptional entertaining spaces both indoors and out. The principal living spaces occupy the western wing of the building and feature vaulted ceilings, irregular window openings and exposed stone-effect walls. The sitting room has several floor-to-ceiling windows and access to a decked terrace, it is designed to make the best of the south-westerly views. It is linked to the dining room which similarly has impressive high ceilings and has access to the garden via a large, bright porch. The dining room is ideal for entertaining on a grand scale and has a gas stove set within an exposed stone-effect wall. Steps lead up from the dining room to the well-equipped kitchen which has a kitchen island and timber units on a limestone floor. A wall of glazing incorporates sliding doors to an expansive area of decking outside. Beyond the kitchen is an informal sitting room which has a carpeted floor and a relaxed atmosphere. There is a utility room with back door behind the kitchen.

The bedroom wing runs perpendicular to the rest of the house and is arranged over two storeys. The main bedroom suite is on the first floor where there is a tremendous southerly view from its balcony. This room has an en suite shower room and its own dressing room (which could be used as a fifth bedroom if required). Bedroom two is on the ground floor and has an en suite shower room whilst two further bedrooms share a smaller shower room.

Outside
Drumcharry sits within about 0.75 acres of landscaped garden which is principally laid to lawn. There are two paved terraces linked by a pathway on the south side of the house, together with a terrace with hot tub to the rear. A particular highlight of the garden is the substantial raised L-shaped deck, which is directly accessible from various points within the house, providing an exceptional outdoor entertaining space. A further decked terrace is located adjacent to the formal sitting room. There is parking for three vehicles, with ample scope to create additional parking if required.

Land
To the west of the garden there is just over 5 acres of ground which belongs to Drumcharry. The ground has been drained, maintained and enhanced through the planting of carefully selected trees. There is considerable scope for further landscaping, making it ideal for purchasers interested in additional tree planting, wildflower meadows, beekeeping, chickens or hobby livestock.

Location
Drumcharry Steading is one of a small group of properties built within former farm buildings. The Steading is positioned at the top of the development and is surrounded by open countryside. A neat hedge provides complete privacy from its neighbours to the south. Drumcharry Steading is about 2 miles from the conservation village of Fortingall, 4 miles from Kenmore on Loch Tay and 6 miles from Aberfeldy which has all essential services including a medical centre and schooling at Breadalbane Academy. Aberfeldy also has a supermarket, cinema and an excellent selection of independent shops, art galleries, cafés, and restaurants.

Drumcharry Steading is perfectly placed for enjoying Highland Perthshire’s scenery. Several well-known beauty spots are within easy reach of the property including Tay Forest Park, Glen Lyon, the Falls of Dochart, Kenmore beach, The Queen’s View at Loch Tummel and the Pass of Killiecrankie. Schiehallion and Ben Lawers are two local Munros that are popular with hillwalkers. Various water sports are available on nearby lochs and rivers with the rapids at Grandtully being popular for canoeing and rafting. There are golf courses at Aberfeldy, Strathtay, Kenmore and Pitlochry, and any number of walking and cycling tracks to be explored in the area. Fishing, shooting and stalking can all be taken on local estates.

Perth is approximately 36 miles to the south via the A9, while Edinburgh and Glasgow are both within about 81 miles. Pitlochry railway station (20 miles) also has direct links to Inverness and London.
