Property description

Rarely do family houses offering such extensive gardens and panoramic views enter the market. An exceptional Redland house enjoys an elevated position with superb southerly views stretching toward the city. The current four-bedroom, interior is set over two floors offering plenty of scope and opportunities to extend the accommodation with an existing staircase already leading from the first floor landing to the extensive loft space which with the relevant planning permission could offer two more double bedrooms, possible en-suite and far stretching views of the surrounding area. There is additional space to extend to the rear elevation (subject to planning permission and building regulations). Set well back from the road a broad driveway offers ample parking for 5 + cars and opens to the detached Garage/Workshop.

Seldom do houses in this location offer such extensive outbuildings which offer a variation of uses such as a home office or hobby space. There is plenty of storage space throughout the house with a useful cellar, loft, and additional outside storage cupboards.
The kitchen/breakfast room offers an open outlook directly over the rear garden with the city view beyond. One of the bedrooms has a private South facing balcony with stunning views. There are two spacious reception rooms, one with a large bay window to the front elevation and the rear reception room with views and direct access to the rear garden. The southerly facing 45 metre rear garden is mainly laid to lawn with a paved sun terrace adjacent to the house and a terrace next to a superb children’s play area at the far end of the garden. The high-level stone built boundary wall and fence provides a great deal of privacy. A country garden feel in the heart of the city! This 1920’s-built family house is conveniently located for an excellent choice and variety of restaurants, mini markets, cafes, pubs and is well placed for Whiteladies Road, The Downs and major commuter routes leading in and out of the city centre. We understand the house is within the popular Redland Green Secondary School catchment and for primary schools is situated between St Johns School and Westbury Park School. We certainly recommend an appointment to view this superior family home set within beautiful gardens and offering exceptional views over the city.

Vendor Comment: Having spent 30 years in this wonderful family home I have nothing but praise for its position in Redland (close to all the amenities of Whiteladies Road) and cherish very fond memories of the time spent here watching my children grow. The convenience of being 5-10 minutes’ walk from local primary schools, Redland (secondary) School, local shops, cafes, restaurants, open spaces such as Durdham Downs and Redland Park cannot be ignored. Additionally, Clifton village is a 5-minute drive, 25 on foot and the same applies to travelling to Bristol City Centre. A local train (10 mins walk) takes you to Temple Meads Railway station and loads of local buses covering all different areas are 5 minutes away.Christmases spent with roaring open fires in the lounge and dining room, bonfire parties in the 45.7 meter fully enclosed garden, BBQ’s, wine with friends under the wooden pergola with the aroma from the wisteria in the evening warmth. Young children safe to roam, birthday parties, paddling pools, water slides, Nerf guns, football and camping under the stars. A garden which has catered for 26 years of a growing family where their imagination was ignited and set free. The view, well the view is something you never tire of, and I will miss terribly. It provides space and a sense of freedom. A cliche maybe, but it has always felt inspiring, it makes you want to get up in the morning and achieve. Sun rises, and sunsets fill the panorama with flaming reds and golds, the view reaching from Kelston Roundhill in Bath all the way across to Dundry. The beautiful lilac tree at the top of the drive when flowering, always attracts compliments, the colour, and the aroma so evocative. We have often watched people take sneaky little cuttings whilst they are stood in the street, something we always find amusing. Car parking in Redland is never easy but the drive fits approximately five cars in addition to which there is a double garage with a workshop attached. Whilst outside you occasionally hear the young children who attend the small school next door, at playtime. Listening to their enjoyment and carefree laughter is always heart-warming. They are completely hidden from sight by a high grey stone wall which ranges from approx. 3.6 – 6 meters high so your privacy is not affected. This has been an incredible family home and has the space and scope to grow and develop in the future if required.
