Property description

A sleek and sharply appointed three bedroom Victorian terrace, all clean lines and impeccable finishes throughout. Naturally bright and flawless, with a generous rear garden, you're also just a half mile on foot from Highams Park station.

As impeccably polished as your new home already is, with that loft space so far unexplored, you have plenty of potential for further development, possibly following in your neighbours' footsteps and adding a whole new storey (subject to the usual permissions).

If you lived here...

Your striking smoky grey vintage frontage sets the stage early on for a property that's bold, high end and gleaming throughout. Step inside and your glorious open plan ground floor features pale grey engineered hardwood floors, jet black pendulum lighting and pristine white walls. A classic woodburner sits in the open hearth, beneath a reclaimed timber mantel.

Proceed to the rear and your kitchen's nicely set off to the right, effortlessly sumptuous with marbled trim, worktops and splashbacks arranged around battleship grey cabinets with brass fittings. A handy utility room leads off the kitchen, while your second lounge area to the rear basks under a large skylight, with a bank of bi folding patio doors leading out to your garden. Out here you have a mix of patio and lawn, flanked by high timber fencing and ending in a handy shed.

Back inside, and up your jet black timber staircase for your principal bedroom to the front, totaling 165 square feet, with smoky grey flooring and a wealth of integrated storage. Two more double bedrooms, similarly styled, complete the sleeping arrangements leaving your family bathroom to complete things in style. In here you have wall to wall and floor to ceiling elegantly marbled tilework, tub, and an open plan rainfall shower with onyx trim.

Outside and, as noted, it's a bare half mile to Highams Park station, where the overground will whisk you directly to Liverpool Street in just twenty three minutes. Heading to the West End? Walthamstow Central is just two stops and five minutes down for quick swap to the Victoria line. Or if you're staying local Vino Tap and The Stag and Lantern Micropub are just across from the station, and will delight fans of fine vintages and craft beers, respectively.

What else?

- Local schools are chiefly excellent, with twenty primary/secondaries rated 'Good' or 'Outstanding' and all less than a mile away on foot.
- Walthamstow itself is also within walking distance, it's around twenty minutes on foot or five by bike to Lloyd Park and about the same again if you want to explore The Village on a weekend.
- You have that broad driveway at your disposal for off street parking, and drivers can be on the arterial North Circular in just a couple of minutes.

A word from the owner...

We took the house on as only the third owners, which for a 120 year old property is a rarity. Based on this and the condition of the house we completely re did the property inside and out, ahead of starting a family. Due to circumstances we are now looking to move to Surrey to my Grandfathers house following his passing - which is the only reason we are looking to leave the area. We are proud of the house we have created and want to see it go to a family who will love it as much as we have and do. The house location is great for all types of shops big shop supermarkets and with the A406 you have access to big shops in close proximity ie B&Q, Selco, Costco and there is also Morrisons, Tesco and Sainsburys within walking distance. It's also 20 minutes from Liverpool St on the overground and as I have, if you miss the train the 97,215 and 357 buses can all get you to Walthamstow Central in 10 minutes for tube access, all of which can be caught at the end of Nelson road. It is close to Selwyn primary school which is ranked outstanding and also Highams Park secondary school which is rated good. Highams Park even in 5 years has changed a lot in good ways - with new cafes, restaurants, bars and shops opening - great these are predominantly local and not chain stores, it's a great family area. It's a great location to live and you are essentially 20 minutes away from the city and 20 minutes away from the expanse of Epping Forest so it really does tick a lot of boxes Nelson Road itself is lovely, we have great nieghbours either side of us and there is a group Whatsapp for the street to cover all things community based (excluding religion and
politics of course - which everyone is very respectful of).
