Shak (the owner) bought the flat in 2016 and refurbished it as his first home, and has since recently got married and moved north of the river.

Shak isn't keen on becoming an impromtu landlord, and is ready to sell the flat to someone who will no doubt enjoy it as much as he has - but for those interested, the likely achievable rent is now £1200pcm.

When I asked Shak about the best features of the flat he said:

'For me it was the affordability, yet convenience. Being able to roll out the flat and visit the centre in a heartbeat was unrivalled compared to other flats I was looking at back then.'

'The 225 bus (just outside the flat) takes you to Jubilee line Canada Water and you can walk to any of three stations (Lewisham Zone 2, Hither Green or Ladywell) within 15 mins.'

Zone 2 is actually the same price as a Zone 1 travelcard (which a lot of people dont realise), and Lewisham is the last stop on the DLR which connects to Canary Wharf. Lewisham Council has also recently published a petition to back the Bakerloo extension to Lewisham station which was put on hold during covid (... Best to Google it).

The flat itself is spacious for a one bed, with the majority of its 471 square feet utilised in the bedroom and lounge.

The kitchen and bathroom are both small but perfectly formed, and both have benefitted from being updated in Shak's tenure. The kitchen will include appliances if required and even some of the furniture is available as it's no longer essential.

The private West facing fourth floor balcony is a lovely feature, 'especially in the summer when it gets colourful sunsets', and both habitable bedrooms benefit from the same view.

There is a large fitted wardrobe in the bedroom, which is big enough to accommodate more storage if required, and the original coal store at the front could potentially be utilised (with permission).

Being on the fourth floor, the lift access makes things easier for heavy shopping, moving furniture in / out, disabled visitors or visitors with prams.

For shopping, there are numerous little independents, including even on Hither Green Lane itself, which is its own little community. Le Delice on the corner of Hither Green Lane is widely regarded locally as the Cafe to go to - and is also lovely for lunch. The nearest big supermarket is the Sainsbury's in Lewisham Centre, which also boasts a tk Maxx, jd Sports, independent retailers, Primark, a renowned fruit market and cex as an example of range! Other big supermarkets like aldi, Tesco and lidl also aren't too far - based in Catford.

Lewisham Park (only 0.3 of a mile door to door) is a hidden oasis, especially gorgeous in spring with the blossoms in full bloom, and has a recently improved childrens play area, but if you fancy something a little larger... Mountsfield Park is triple the size, and hosts 'People's Day' - South-East London’s favourite free festival (once a year).
