Property description

Encompassing panoramic views of Tor Bay and surrounding areas, this top floor apartment forms part of an established development set on the hillside above Torquay’s Harbour and Marina. The spacious two bedroom design enjoys a generous sitting/dining room opening to a balcony commanding the finest views, whilst the property also benefits from a sizeable garage, and use of the lawned communal gardens with swimming pool. The apartment has been priced to reflect modernisation now required, providing an opportunity for new owners to inject their own taste and style.

Situated within the Warberries conservation area, a host of picturesque walks are enjoyed nearby. Torquay's Harbour and Yacht Marina lie at the base of the hill boasting a wealth of water sports, waterside restaurants, bars, theatre and shopping. Local amenities can be found at nearby Lisburn Square, or a short distance further to Wellswood with its village ambiance. Highly regarded Primary Schools of Ilsham and Warberry are both easily accessible.

EPC Rating: C

Owner's Insight

"I have owned the flat since 2006, having bought it initially as my home, and over more recent years became a rental investment when I moved away from Devon for work. There is so much I love about the property, but watching the weather change across the bay, and activity on the water is simply beautiful. The views were obviously one of the main selling points, although the living space is well designed, the garage was a particular advantage, and the swimming pool lovely on a hot summer day.

Torquay Marina is within easy reach, and a pleasant walk down to the sea front for a visit the Theatre or a lovely restaurant. The Michelin starred Elephant, No 7 fish restaurant, and Old Vienna are three of the best in the bay and all close at hand, albeit a more challenging walk back up the hill afterward!"

Step Inside

From the communal entrance a stepped access rises to the second (top) level from where a private front door opens to a spacious reception hall with two generous storage cupboards. The sitting/dining room is a bright and spacious room enjoying the finest views from the property with picture window looking across the gardens of Hyfield towards the Marina, Princess and Haldon Piers and the sea at Tor Bay. Sliding patio door opens to the balcony again enjoying the views. The kitchen requires refurbishment, currently fitted with a range of units and working surfaces with inset sink unit. Fitted electric oven and four ring gas hob, integrated fridge/freezer and provisions for washing machine and slimline dishwasher, (none of the appliances have been tested). New modern Ideal gas fired boiler and two windows giving a dual aspect.
