The fields are located in the village of Cwmavon in Neath Port Talbot, approximately three miles (by road) north of the market town of Port Talbot.

Along its northern boundary the land benefits from public access from Mervyn Terrace, a residential street. Along its eastern boundary the land adjoins a number of residential gardens, and on all other sides the land is bounded by pasture and woodland.


The land comprises two large fields, partially subdivided by a fence. The larger field to the north is a block of 5.86 acres of pastureland. The 2.73 acre block to the south is a wooded area, and sits above the pastureland.

Both fields slope relatively steeply downwards in a northern direction, and the external boundaries are in need of some repair work.

A public footpath runs along the northern boundary of the property, adjacent to a stream. Both fall within the property boundary.

The land is directly accessed on foot via the public footpath or via Mervyn Terrace. Vehicle access is not possible.

The land has the benefit of a Planning Decision Notice dated 5 July 2017 which allows necessary works to be carried out to certain trees on the land which are protected by a Tree Preservation Order, subject to complying with certain conditions. To reach the land from Port Talbot, take the A48 leading onto the B4286. Head north on the B4286 towards Cwmavon for about 2.5 miles. Just before you enter the village itself, turn left onto Tabernacle Terrace, which slopes upwards, and take the left at the road junction onto Heol y Parc (which becomes Cwmclais Road). Follow the road around for about 800 metres until it bends sharply to the left onto Mervyn Terrace. At the bottom end of Mervyn Terrace, the road leads on to a footpath with steps which leads down to the land.
