Planning permission has not yet been granted. The land hatched in red has been allocated as a small scale housing development within the main village of Little Mill as set out in the Monmouth County Council Local Plan. The primary purpose of these allocations is to provide affordable housing in the locality and consequently of the maximum number of dwellings being 15 units, 60% of these must be affordable. This is set out in policy S4.


The land is to be sold freehold with vacant possession. The land outside of the designated development will be offered subject a 50% Development Uplift Clause. Whereby if planning permission is granted for development of the remaining land then 50% of the increase in market value will be payable to the vendor for a period of 20 years from the completion date.
