Property description

260m2 habitable surface 1918m2 Land
Completely renovated including new roof

Our beautiful home of over 14 years a former farmhouse is for sale. We have decided it is time to downsize somewhere in this beautiful area of Brittany Ille et Vilaine.

The stone Longere is set in the charming hamlet of Ardilloux. There are five other houses and all the neighbours are very friendly and helpful. The house has retained many features such as oak beams and stone walls but with all the modern comforts . At the moment it is divided into 3 houses, named Les Etoiles (the stars) this is the owner s accommodation Le Soleil (the Sun) the 3 bedroomed house with false wall which can be opened easily to provide a 5 ⁄6 bedroomed house and La Lune(the Moon) 2 bedrooms part of the house but separated by a granite wall. Each part of the house was so named because of the stunning starry skies and fabulous sunsets.

Les Etoiles, (66m2), has an open plan kitchen diner and lounge; a bright room with double doors each side and 3 windows . One set of doors lead to a decking terrace leading to a large patio. There is an insert wood burner and a discreet under-stair w.c. Upstairs is a large landing part of which is currently used as an office. There are 2 bedrooms 12x12m2 and a 3rd smaller room, used at present for storage. There is a large modern bathroom with shower and bath and twin wash hand basins.

The next part of the house known as Le Soleil is separated from Les Etoiles by a soundproofed wall containing 3 bedrooms and is currently run as a gite.
When the wall is opened the owners area and this would make a lovely family home of 5⁄6 bedrooms. Schools are close by one being in Tremblay 5 minutes and St Brice en Cogles 10 mins drive. There is a school bus that will stop by the house.

As it stands this area has its own front door leading to a lounge⁄dining area, with a Godin woodburner. The lounge, has a 3 seater settee, 3 comfy armchairs and also a bed settee The separate kitchen comes with halogen hob and electric fan oven. It also has a washing machine, dishwasher and tumble dryer . The bathroom with shower, has been recently renovated. Upstairs there are 3 bedrooms one with an en suite shower, as well as a separate toilet accessible from all bedrooms. There are radiators in two of the bedrooms and on the landing.

As with the previous two parts of the house, La Lune has its own front door. This opens into the open plan lounge ⁄kitchen ⁄diner which has a magnificent original fireplace with Godin woodburner . The kitchenette contains a microwave, gas cooker, fridge, dining table and 4 chairs. Upstairs is a pretty bedroom with an ensuite shower and a second bedroom leading to a Juliet balcony with steps down to a small enclosed garden. (Should the buyer wish to rent out the cottages this can be used as an enclosed private garden for the guests). There is a separate bathroom with a full size bath and shower over. Each bedroom and the bathroom have radiators.

Gardens surround the house with well established shrubs. One area is used for badminton. Although the house is connected to mains water it is useful to have the charming well for watering the garden. Across the quiet country road is an apple orchard, a beautifully renovated bread oven and a swing set .

The house is on the D97 between Tremblay and Chauvigne and there is very little traffic, (mainly tractors from time to time or horses and cyclists passing by). The nearest village of Tremblay has some attractive houses from the 11th century, the mayor s office with a post office, a traditional bar and soon to be opened a new boulangerie for those croissants and French baguettes. There is also a small Spa supermarket with a range of groceries and an excellent delicatessen. The nearest large Supermarket is Super U in St Brice en Cogles only 10 minutes drive away . St Brice itself is a small but lively town with restaurants, cafe⁄bars, banks, shops, hotel, swimming pool and post office. There is a regular weekday street market.

Although in a tranquil rural setting the hamlet is close to shopping areas and all the amazing sites of interest . It is only 25 minutes from the stunning spectacle of Mont St Michel and the fabulous medieval chateau in Fougeres. St Malo with its glorious sandy beaches and Cancale (the oyster capital of Europe) and Rennes, the capital of this area, are each only 50 minutes drive away. Rennes is a lively, university city combining a thriving modern shopping area, cinemas, theatres and music venues with historic architecture, cafes and cobbled streets at it s centre. It boasts the second largest food market in France.
