Comment From Oliver Weston Of Gascoigne Halman

This is a very rare and exciting opportunity to purchase a property in Peckforton that hasn't been marketed before.

Viewers will see that the home offers great potential for cosmetic improvements but pleasingly has been well maintained throughout its years as a long term rental with recent checks including a boiler and oil tank service in 2023 and an Electrical installation condition report in 2020.

The internal space is very strong with the ground floor offering two reception rooms that currently offer an open plan style, although they could easily be separated should you prefer. Both of these rooms enjoy views of the garden to the rear. The kitchen sits at the front of the property taking in the countryside beyond and accesses the practical space to the side of the house that houses a storage cupboard, cloakroom and workshop.

On the first floor are the three bedrooms, two of which being comfortable double sizes and all three being served by the family bathroom.

The property enjoys a lovely rear garden that offers an impressive amount of space to work with and has been landscaped to offer a mix of planters, lawn, bedding areas and patio. Being West facing the garden enjoys plenty of sun throughout the day and enjoys elevated views of the countryside towards the front and the lovely hillside woodland behind.

As locations go Peckforton offers the perfect one for rural life. From your front door you can access some of Cheshire's most beautiful scenery with routes connecting to the sandstone trail and walks taking in views of the nearby Peckforton and Beeston castles. Whilst families enjoy the locality to the popular Cheshire Ice Cream farm, adults may be more excited by the very well regarded Pheasant Inn at Burwardsley.
