Property description

Glen Artney is a beautifully presented 3 Bedroom detached house in the ever-popular village of Innellan 4 miles south of Dunoon. This lovely property is within a short walk to the local shop, popular pub/restaurants and the Village Hall.

The property sits in an elevated position allowing outstanding views to the Firth of Clyde and the Ayrshire hills in the distance. The entrance to the property is either from the conservatory at the side of the property or via the back door from the kitchen. Glen Artney consists of;- Lower Floor, a spacious Kitchen with plenty of floor and wall kitchen units, new cooker and extractor, plumbing for washing machine and dishwasher and a stainless steel sink unit. Lounge/Dining room with window to the front and rear of the room with stunning sea views to the front. Plenty of space for a dining table and a comfortable lounge are to the front of the room. A spacious Conservatory which overlooks the sea and has access to the rear of the house. A ground floor Double Bedroom which is currently used as an office and is conveniently located close to the W.C. On the upper floor are 2 Double Bedrooms both with large built-in wardrobes with mirrored doors and a spacious shower room. On the landing is a large walk-in cupboard space.

The heating is via a new gas central heating system and the windows are double glazed. The garden surrounding the property is easy maintenance with a patio area outside the conservatory and slabbed pathway to the rear of the property which has a large rock face to the rear and to the side of the property is an all-weather storage shed. Dunoon is the main town of the Cowal Peninsula and has a complete range of shopping, leisure and professional services. The town has a good range of welcoming pubs and restaurants, a theatre, cinema, swimming pool and leisure centre. The area is well served with reputable primary and secondary schooling including Innellan and Toward Primary and Dunoon Grammar School.

At Dunoon there are both the Argyll Ferries and Western Ferry terminals from where there are frequent passenger and vehicular sailings across to Gourock. From here the road and public transport links make it possible to commute on a daily basis to Glasgow and the central belt.
Holidaymakers to Cowal experience the feeling of apparent mainland detachment created by the pleasant short ferry crossing. It is possible to drive to Glasgow via Loch Lomond which takes a little longer but is via some of the most famous and breath-taking countryside in western Scotland. Dunoon is also the gateway to the Loch Lomond and Trossachs National Park. The area has some of the most dramatic and picturesque scenery in the west of Scotland which includes Benmore Botanical Gardens.

As with most parts of Scotland one is never too far from a golf course and Dunoon is no exception, the district having three challenging courses. The expanding Holy Loch Marina is nearby with its berthing and associated and chandlery services, an excellent base from which to sail and explore the world famous lower Clyde and Kyles of Bute inland sea lochs and waterways. Toward sailing club is a further mile along the A815. Sea fishing is available on the Firth of Clyde, and it is possible to fish for salmon and sea trout by permit on some of the rivers and lochs of the district. Some of the local estates can, by arrangement, offer rough and commercial shooting as well as opportunities to stalk for roe, sika and red deer. The area is renowned for its spectacular scenery and wildlife. There are endless walks, hill climbs and quiet country roads offering wonderful rambling and cycling country.
