Description

Ludloes is a superbly proportioned country home, beautifully laid out and stylishly renovated to maximise character, whilst still retaining the property's rich heritage. Elm floorboards, beautifully stripped and preserved beams, deep window seats and stunning fireplaces, combine to create a home rich in history whilst still working well for modern day living.

Parts of the house date back to the 17th Century and it is thought the name Ludloes may have derived from one of Painswick's former mills. A handsome main entrance opens to a reception hall with historic carving of the house name over an inner door, which sets the tone for the remainder of the property. This is a home filled with character features and with a wonderfully welcoming vibe.

The kitchen is very much the heart of the home with bespoke units from Woodchester Cabinet Makers and a white Rangemaster cooker. The original pantry leads off the rear of the kitchen, providing additional storage on thick-set stone shelves. A spacious utility and boot room with bespoke storage and a glass covered well, offers functionality alongside historic charm. The dining room leads off the kitchen and offers a fabulous entertaining space. Crittal style double doors open to the patio and garden, ideal for alfresco dining and there is ample room for a large table, perfect for cosy supper parties. A delightful historic archway leads to a family room, which would work equally well as a library or home office. The main reception room is located to the front of the house and is a good-sized room with feature fireplace with wood burner inset, aged beams and views to Gloucester Street.

Two separate staircases lead to the first floor where four spacious double bedrooms are located, the principal with en-suite. All of the bedrooms have been beautifully laid out to provide ample discreet storage and lovely views either to Gloucester Street or across the valley to the rear. A family bathroom is also located at this level. Two further bedrooms are located on the second floor, one of which is currently used as a home office and offers wonderful views across the Painswick valley. The second top floor bedroom has a good sized en-suite and is an ideal guest suite.

The garden is set to the rear of the house and offers an enclosed and level area, largely laid to lawn, together with apple, pear and plum trees and well-stocked mature borders. A wood store and boiler room are located to the side of the house and a detached studio and store room is located at the bottom of the garden. The studio is fully insulated and ideal as a home office. A gravelled area provides parking for several cars.

Location

Often referred to as the Queen of the Cotswolds, Painswick is a quintessentially charming Cotswold village. Steeped in history, the village offers all that is best about Cotswold living; a thriving and welcoming community with an abundance of local events, two pubs, village shops and several cafes. There is a boutique hotel within five minutes walk from Ludloes, offering fine-dining to non-residents and several stylish and independent coffee shops. For sporting enthusiasts, there is a golf course on nearby Painswick Beacon and stunning countryside for riding and cycling.

One of the key draws to the area is the excellent choice of schools in both the state and private sector with sought after grammar schools in Stroud, Gloucester and Cheltenham and a broad choice of schools in the private sector. Cheltenham has several popular private schools including Cheltenham Ladies and Cheltenham College and there there is also Wycliffe in Stonehouse and Beaudesert Park in nearby Minchinhampton. School buses run from the centre of the village to most of the local schools in both the private and state sector. There is also a popular village primary school within minutes of Ludloes.

Stroud is the nearest town with excellent facilities including a Waitrose supermarket plus several other leading supermarkets, a multiplex cinema and award winning Saturday Farmers Market. Nearby Cheltenham offers excellent shopping, dining and theatre and is well-known for its annual jazz and literature festivals, as well as its National Hunt racecourse.

Well placed for commuting, Painswick is circa 90 minutes to London by train from nearby Stroud mainline station and approximately 20 minutes drive to Cheltenham and Gloucester. The M5 motorway is also within easy reach, for commuting to Bristol and the Midlands.

Directions

From our Painswick office, follow New Street in the direction of Cheltenham and turn left just after the traffic lights, into Gloucester Street. Ludloes is located circa 100yards along Gloucester Street on the right hand side but if you continue to the top of the street and turn right at the T junction, the parking to Ludloes will be located after circa 50 yards on the right hand side (a gravel parking area in front of The Glebe; Ludloes has the spaces on the right hand side of the gravelled area).

Agent's Note

A further beautifully appointed 3 bed detached cottage is available via separate negotiation. Please contact our Painswick office for more information.
