Property description

Immaculate one bedroom Victorian conversion pad, occupying the ground floor of a handsome semi-detached house in New Cross's leafy Telegraph Hill Conservation Area.

Welcome features include crisp white walls, a private entrance (plus side access), and a generous and private south-west facing garden of over 40 feet - with planning permission in place for the construction of a garden studio/office.

Parking is currently unrestricted on this and nearby streets, and you're within easy reach of three Fare Zone 2 stations: Walk eight minutes to Brockley, 10 to Nunhead, and 12 to New Cross Gate. Brockley and nxg are on the Overground, as well as offering mainline services.

Open your own front door directly into the large bay-fronted reception room - of over 15 feet by over 10 feet. Take a couple of wide steps up to the slick kitchen, which has modern fitted cabinets and integrated appliances, plus brick-style tiling. The current owner has recently had bespoke window seating (with storage) fitted. It's both attractive and practical, and highlights the lovely shape of the bay too.

The property’s bathroom was recently and beautifully renovated, with a contemporary white suite and monochrome fittings; including the over bath shower.

The double bedroom is a good size at over 12 feet by nearly 12 feet, and is double-aspect. A really large storage cupboard is accessed from this room plus there's an additional built-in one.

The private garden is an utter sun trap, and has decked and paved areas plus a long planted border.

The area? Once home to Victorian poet Robert Browning, this popular hillside neighbourhood was developed in the late C19th, replacing market gardens owned by the Worshipful Company of Haberdashers (who controlled the development) with high-standard housing. We love the locale's fancy street lamps especially!

You are pleasingly-positioned on the no-through section of Pepys Road, just by The Hill Station cafe, St Catherine’s Church and Vicarage, and the main campus of Haberdashers’ (3-18).

Local green spaces include Hilly Fields and, very locally, Telegraph Hill’s Victorian parks. The lower park hosts a chilled Saturday market, while the upper boasts tennis courts. On the market theme - Brockley Market (also a Saturday one) is also excellent - walk about 15 minutes.

Brockley’s got some top places for food and drink - including Parlez and l’Oculto Cocina. Find fine coffee at Browns of Brockley and Good as Gold. Brickfields is spot on for cocktails, and we rate Brockley Brewery and Joyce highly too.

Nunhead - with its high street and village feel - is really close as well: Here we like BARD4100 pizzas/bar, Ayres bakery, Mother Superior wine store/deli, and fc Soper wet fish shop, as well as El Vermut and The Old Nun’s Head.

New Cross is close too (walk 12 minutes) - with its handsome historical buildings, and growing number of pubs and eateries - including The Rosemary, The Rose Inn, The Earl of Derby (the roasts are recommended) and The Amersham Arms. Thanks largely to Goldsmiths University, New Cross attracts a cool creative crowd and even has its own contemporary art gallery! Plus a strong book shop: The Word.

Deptford High Street and Broadway are no great distance either - for classy restaurants like Marcella, and there are cute bars and eateries in Deptford Market Yard; Salt is particularly great for casual pizzas and beers.

And lastly, trendy Peckham is easily reached for loads more options. Some of our favourite SE15 spots are Kudu, Peckham Bazaar, Levan, Ganapati, The Coal Rooms, Peckham Levels and The Bussey Building.
