Property description

Bittum Field House is one of four architect designed houses that were built to a very high specification about 16 years ago on the edge of the village, along a country lane well away from the main road. This handsome house is built of a lovely mellow natural Cotswold stone with dressed stone quoins and cast iron rainwater goods, under a tiled roof and with painted weather boards.

The living accommodation, which is beautifully presented and has a lovely light and airy feel, is arranged over two floors extending to just under 2,500 sq. Ft. Above is a large boarded loft, currently used for storage but which has had planning permission in the past (now lapsed) to create an additional two bedrooms and bathroom.

Of particular note on the ground floor is the impressive hall, a lovely entrance to the house with a fine oak staircase. There are two reception rooms, both with dual aspects and fireplaces and double doors open out of the sitting room on to the garden. The kitchen/breakfast room is fitted with a custom made range of cupboards and drawers with granite work surfaces over and incorporates an electric double oven aga, hob, integrated dishwasher and microwave. The utility room is a good size with access to the garage/workshop and garden. All the internal doors are oak panelled, with matching architraves and skirting boards, and all the windows are double glazed.

Originally designed as a four bedroom house, the layout has since been altered to create three large bedrooms with built in wardrobes and en suite facilities. The principal suite is a particular feature, with a separate dressing area and an en suite with a large shower and separate bath. It also has windows overlooking the front and rear gardens.

Gardens and grounds:
The house is approached off a shared driveway, through double 5-bar gates which lead to a large gravelled car parking and turning area in front of the house and integral garage. There is an area of lawn to the side of the drive and the front is enclosed by Cotswold stone walls and a mature hedge. Access can be gained around either side of the house.

The majority of the garden lies to the rear of the house and adjoins an open field. There is also a lovely aspect to the south over open countryside to a wooded hill.
Immediately abutting the rear of the house there is a paved terrace, an ideal place for outside dining and from which doors provide access into the kitchen. Beyond the terrace is a level expanse of lawn with a raised well-stocked ornamental fish pond to one side and a timber garden shed to the other. There is also a raised area of decking. The rear garden is enclosed by a mixture of stone walls, estate railings and a mature hedge.

Services:
Mains water and electricity are connected | Shared private sewerage plant | Oil fired central heating | Gigaclear ultrafast broadband is connected.

Bittum Field House is situated in the village of Colesbourne which itself is located in the Upper Churn Valley in the Area of Outstanding Natural Beauty. There is an excellent pub, The Colesbourne Inn, within the village, as well as a petrol station with a shop, a post office and a church.

Cirencester and Cheltenham are pretty much equidistant and have an extensive range of amenities, including many art and cultural festivals throughout the year. There are many excellent schools in the area, including a highly regarded local primary school in the nearby village of Coberley, Rendcomb College, Pate's Grammar School, Cheltenham Ladies, Cheltenham College and Beaudesert Park, to name a few.

The surrounding area has many sporting opportunities, including golf at Cheltenham and Cirencester, rugby at Gloucester, racing at Cheltenham and extensive footpaths and bridleways across the region. Although rural in feel, there is excellent access to major road links and motorways.

Distances:
Cheltenham 7 miles | Cirencester 9 miles | Kemble Station (Paddington 80 mins) 12 miles | Swindon 23 miles | M4 (J15) 25 miles | M5 (J11A) 9 miles.
(All distances and times are approximate).
