Property description

This superb stone built detached house was converted by our clients from a former mill and offers extremely spacious 5 bedroom accommodation with additional loft and basement spaces. It is well maintained and presented with quality fittings throughout. The property also benefits from a pleasant enclosed garden to the rear, driveway, garage with small annex attached and a paddock of land amounting to 1.19 acres.

About the old mill

This former woollen mill is of traditional stone built construction under a pitched stone slate roof. It was converted to residential use by our clients in the early 1990s and has provided a comfortable family home since then. The property enjoys a pleasant position on the edge of this much sought after village along an unmade lane. It enjoys pleasant rural views with beautiful countryside on the doorstep whilst being in easy reach of village amenities and a mile from the centre of Holmfirth.

It has a gas central heating system, uPVC double glazed windows throughout and quality modern fittings. The property has been well maintained and improved further throughout our clients ownership including a remodeling of the downstairs accommodation to create a wonderful open plan split level space which incorporates a high quality kitchen with island unit and a further large sitting room / dining area with stone fireplace, log burning stove and double doors out to the garden.

The ground floor also features entrance hall areas to either side of the building, downstairs wc / cloakroom, laundry room, pantry room and a second more formal living room which is again of excellent proportions and features a living flame effect gas stove.

A broad staircase leads from the hall to the first floor landing area which is very spacious and provides access to the 5 bedrooms and large house bathrooms. The principal bedroom has its own en-suite shower room and a walk in wardrobe. There are 3 other double bedrooms and a large single bedroom which incorporates the staircase bulkhead with a bed base built over part. Each bedroom enjoys pleasant views.

A staircase from the landing leads to the attic space which features a large open space which could be utilised in various ways depending upon the new owners needs such as a music room, play room, further bedroom or possibly a combination of all these uses. There is also a small study room at the other side of the stairs. Beneath the house is a large basement room, accessed by an external staircase. This could again meet a variety of uses.

Externally, there is a block paved driveway to the side of the house which leads to the stone built detached garage. This building incorporates a small annex which would be perfect for guests or possibly to let as an Air BnB to generate a small income. The annex features a living / kitchen area with shower room and wc downstairs and a bedroom area in the roof space. To the rear of the house there is a pleasant enclosed garden with lawn and paved seating areas. Last but not least is the paddock of land which is located just along the lane from the house.
