Utilities and Fair Usage Policy

1. Included Utilities
The Rent includes the cost of gas and electricity supplied to the Property, subject to the Fair Usage Financial Allowance. This allowance is provided strictly for standard, responsible residential usage.
The monthly rent includes a combined 'fair use' gas and electricity financial allowance of £200.00 per calendar month for the entire Property. This allowance is based on the utility supplier's active tariff rates at the start of this tenancy.

2. Rollover and Seasonal Reconciliation

  • Rollover of Credit: Any unused portion of the £200.00 monthly allowance will automatically roll over as a credit to the following month's utility pot, creating a cumulative balance across the tenancy term. This allows low usage during summer months to offset higher usage during winter months.
  • Tenant Liability: The Landlord will review the total cumulative energy costs billed by the utility supplier at the end of the tenancy term (or at 6-month intervals). If the total energy bills exceed the total accumulated allowance pot for that period, the Tenants shall be jointly and severally liable to pay the exact deficit to the Landlord.
  • No Profit Rule: In accordance with Ofgem's Maximum Resale Instruction regulations, the Landlord shall not make any profit or add administration fees to these excess charges. The Landlord will provide official supplier statements as proof of usage, and the Tenants agree to pay any deficit balance within 14 days of receiving a written demand.
3. Prohibited Energy Appliances
The Tenants strictly agree not to bring or use high-consumption portable heating or cooling equipment inside individual bedrooms or communal spaces, including but not limited to electric fan heaters, oil-filled radiators, or portable air conditioning units, without explicit written permission from the Landlord. The use of cryptocurrency mining rigs or any non-domestic industrial equipment is strictly prohibited.
