George St is a one bedroom first floor flat. The entrance to the flat is by either from George Street through a wooden door containing two locks. One Yale rim latch and one mortice deadlock.

This door should be kept closed when not in use and secured with the dead lock as there is a tendency for youths to wander in from Union Road and then leave it open as a short cut to and from George Street. The post box for the flat is to the left of this door and has a separate key. Keys for this door and post box will be issued at the commencement of the tenancy.

The other entrance to the flat is via the allotted parking area in the grounds of Hawk House in Union Road, Ryde PO33 . There is currently a small metal gate at the end of the alleyway and the parking area has a parking post to secure the space which is available when leaving for any prolonged period.

The white plastic double glazed door from the alleyway is the only means of entry to flats 2 and 3 and as such with the alleyway /passage forms a fire escape. This door must never be locked, the five-point locking device is engaged by lifting the handle internally and it is only operable from the outside with a key once it has been pulled closed. All the stairs and landing areas should be always kept clean and clear and any damage to the stairs, carpets, lighting, fire extinguishers etc must be reported to the landlord immediately. The lighting is operated by pir and is maintained by others.

The fire alarm panel situated at the bottom of the stairs has instructions contained within the owners instruction and maintenance manual that is given to the tenant at the start of the Tenancy and which should be always kept within the property.

At the top of the first flight of carpeted stairs is the wooden fire door to flat 2, this again has two locks, one yale and one mortice style. On entering the flat you come into the hallway and turn right through a white painted wooden flush door into the lounge. This is approx 15 ft square with three painted walls and one chimney breast wall with paper. Behind the door on entering is an oak effect wood shelf unit. There are two radiators, one on the chimney breast wall and the other on the external wall to the right of the white painted wooden bay window. The window has a white net curtains on a wire fixed to the window with white plastic curtain track above and with brown lined curtains.

The windows have secondary double-glazing units fixed to the windows. These operate by sliding the glazed panels up and down to access the external wooden windows. The ceiling is painted white with a hanging pendant light operated by a single metal switch to the right of the lounge door. The floor covering is grey medium pile carpet that was new in 2024. Tenants are expected to clean the carpets regularly using a vacuum cleaner as the tenancy conditions and annually using a vax style carpet cleaner.

To the left of the chimney breast is a white wooden door with handle and slide bolt that gains access to a storage cupboard, the cupboard with painted walls and carpet to the floor. There is a single light fitting on the ceiling operated by single white plastic wall mounted switch. The distribution board and electricity meter are contained within this cupboard.

The lounge contains three double sockets and an aerial socket. Tenants are reminded that no satellite equipment may be fixed to the front of the building due to the building having Grade 2 listed Front Elevation.

As you leave the lounge you travel down the hallway that has grey plank panel floor covering painted walls and two white gloss panel radiators one at each end.

As you pass the front door a permanent combined smoke, heat and sounder which is triggered by and triggers every other sounder in the building and will call for brigade assistance is above your head. This must not be tampered with or covered as it is also self-regulating/checking and will if covered go to default. Default is alarm on and notification to brigade. You come to a 15-pane glazed and wood door painted white that leads into the kitchen.

The kitchen consists of three internal and one external walls all painted with coloured emulsion. The ceiling is painted white and has a lower raft panel containing 6 recessed spotlights operated by a single plastic switch to the left of the door. The is one grey panel radiator on the left of the door and on the right of the door mounted on the wall is a fire extinguisher and a fire blanket. The tenant is responsible for replacing these if they are used.

The white painted wooden bay window has secondary white plastic and wood secondary glazing units fixed to them and are operated by sliding the panels up and down to access the sashes. There are white wood venetian style blinds at the windows, these are operated by cord pulls at the sides of each blind.

The kitchen has a metal one and half bowl sink with Left hand drainer and mixer tap with clear plastic splashbacks all set on black gloss worktop. The space for fridge/freezer is positioned to the left of the sink and has three floating shelves above. There are two single wall cupboards and a bridging unit above the sink unit. Below is a double base containing the bin storage area and a unit of three drawers. There is a trailing socket for access to power for the fridge/freezer.

At the cooker end of the kitchen is a gas and electric cooker with electric extractor unit above and a black glass splashback. The electric shutoff switch for the cooker is on the wall to the right of the cooker.

There are two double wall units and two double corner wall units plus a wine rack above black gloss work top with a unit of three drawers two corner base and a single base unit below. In addition, a silver metal leg supporting the end of the black gloss work top. The floor covering is brown planked effect vinyl. A white gloss door frame and skirting and three double electric sockets above the worktop plus an independent battery-operated smoke detector/sounder on the ceiling.

Next to the kitchen door is a single white painted door that opens into the hallway, this is the washing machine area. There are two wooden high-level shelves for storage and a black gloss worktop with plumbing and electric for a washing machine below. There is a strip light with torpedo switch operation and vinyl floor covering. This covering is sealed and should not be punctured.

The next door in the hallway is the airing/tank cupboard with two built in shelves for storage above the insulated cylinder. This cupboard also contains the internal water meter to the right-hand side and redundant but bypassed heating controls to the left (see next para). There is a single pir battery operated light. Tenants are responsible for the replacement batteries.

On the wall outside the last cupboard and before reaching the Bathroom door is a new Hive heating control. Passwords will be handed to the new tenant on commencement. This enables the heating and hot water to be independently controlled each day and additionally altered, turned up, switched on/off etc from a mobile phone using the Hive App

The next door is the bathroom, this consists of one aqua panel walled shower area with glass shower enclosure, white ceramic basin and WC together with heated towel rail, mirror/glass and metal shelf unit fixed to the wall by the sink and a white plastic double glazed window. The three recessed spotlights are operated by pull switch and the extractor automatically operates when the light is switched on including over-run. The shut off switch for the extractor is above the bathroom door in the hallway. The floor covering is grey Altro, there are wooden shelves above the WC. The shut off switch for water to the WC is to the right of the pan.

The tenant must not drill into the aqua board or the flooring.

Outside the bathroom door is the white painted cupboard containing the Valiant boiler. The carbon monoxide detector is located on the wall to the right of the boiler cupboard. The tenant is responsible for replacing the batteries yearly. The tenant is responsible for boiler servicing and we can provide the details of the current plumbing maintenance contractor if required

Continuing down the hall there are two white plastic double glazed windows, one with an opening fanlight. There is white lace net curtains at the window on metal poles fixed above the windows and beige single layer fabric curtains on metal poles fixed to the wall above the windows. There are two single sockets.

The last door at the end of the hallway leads to the bedroom which consists of two emulsion painted wall and two lilac/mauve papered walls. The white painted wooden bay window is located on the external wall and a white panel radiator is located on the internal painted wall facing the window. There are three double sockets and grey medium pile carpet on the floor. The ceiling is painted white and has a single hanging pendant light operated by a single plastic light switch to the right of the door.
