Pet-Friendly Stays
Well-behaved pets are welcome, subject to suitability. For stays with pets, an additional £200 refundable pet damage deposit applies. A £160 end-of-stay professional cleaning charge is also payable to allow for the additional deep cleaning and removal of pet hair required before the next occupants arrive.

Furnishings & Fittings
Birch Nest is offered as a fully furnished, thoughtfully designed home, with its furniture, decor and fittings forming part of the overall interior concept.

The property is therefore offered as seen, and all furniture and fittings will remain in place for the duration of the stay. Unfortunately, the host is unable to remove, replace or alter furniture, furnishings or fittings to accommodate individual requests.

Booking and Payment Terms
Once your stay and dates have been agreed, payment equivalent to the first 30 days' accommodation charge will be required to confirm the booking and reserve the property for the agreed duration. The next 30-day payment will become due on the check-in date, with subsequent payments collected every 30 days thereafter for the remainder of the stay.

All payments are made electronically. We are a cash-free business and accept all major debit and credit cards, including Visa and Mastercard, as well as Apple Pay and Google Pay.

Cancellation Policy
We understand that plans can change. The following cancellation terms apply to the initial booking payment:

• 30 days or more before check-in: 100% refund
  
• Up to 15 days before check-in: 50% refund
  
• 14 days or fewer before check-in: No refund

Any refund due will be calculated in accordance with the above cancellation policy.
