This house is brilliantly located just moments away from the shops and restaurants in West Hampstead's buzzing high street. The house
Ground floor: Steps up from the outside to the raised ground floor. Entering the house, there is a small entrance hall with downstairs wc. And coat cupboard, the stairs up to the bedrooms on the first and second floor, and the door into the large split level lounge and kitchen-diner, which occupies the entire ground floor. The lounge has a plenty of space, with a large L-shaped sofa, comfy chairs and TV. Please look at the floorpan for size and layout as the photos don't do it justice. From the lounge area there are steps down to the well equipped open plan kitchen-diner, with plenty of space for the dining next to patio doors into the good size private garden. The garden has a lawn and patio area and trees offering some shade and privacy. The whole of the downstairs is open plan with double height ceiling over most of it and a section of glass roof over the kitchen/dining area, so it is very bright and relaxing space and ideal for relaxed entertaining.
There is a door from the kitchen into the garage which houses the laundry area.

First floor: Up one flight of stairs to the first floor, where there is a family bathroom (with bath and separate shower) and three of the four bedrooms. There is a good size double bedroom (with double bed, built in double wardrobe, chest of drawers, TV) a twin bedroom (two single beds, built in small wardrobe, and chest of drawers) and small single bedroom (single bed, chest of drawers and small wardrobe).

Second (top) floor Up another flight of stairs to reach the top floor, where there is a large loft bedroom and separate shower room (which can be accessed at the top of the stairs without going into the bedroom). The bedroom overlooks the garden on one side and and has far reaching views over the London skyline to the BT Tower and London Eye on the other. It has a double bed, dressing table, chest of drawers, built-in wardrobe cupboard, TV.

Garage: It has a single garage and only has room for smaller cars such as vw Golf, not for large 4x4/SUVs as it is not very wide; you can drive in but here's no room to open the door and get out! There is not enough space in front of the garage to park.

Note: There is a separate studio flat above the garage which has its own entrance at the side of the house, use of the outdoor passage at the side of the house and the bins, and this is not included as prof the rental.

Parking
There is an electric car charging point in the street directly opposite the house, and a few pay-to-park spaces. Parking restrictions in the road are 8.30 - 6.00 Monday to Friday, but nearby roads only have restricted parking between 10am-midday Monday to Friday.

The neighbourhood
This is a wealthy neighbourhood populated by young professionals, which is reflected in the many trendy restaurants and bars. It's one of the safest neighbourhoods in London and very central. The stables for the police horses are just across from the house, so you often see them trotting about the local streets. There is a pretty, small park called Fortune Green nearby with a children's play area with swings and slides. Golders Hill lovely large park is 10-15 minutes walk away, as is Hampstead Heath. There is a low cost no minimum contract gym (The Gym Group), just around the corner is a Tesco supermarket, cashpoint, an excellent Indian restaurant, an excellent Japanese restaurant, an award winning fish and chip shop, and a great cafe for breakfast lunch and dinner right on the doorstep. Just down the road 3/4 minutes walk is the main West Hampstead high street in West End Lane, with many eateries and coffee shops. There's a traditional pub The Lion, The Wolf Pack sports bar and The Alice House bar. There's The Hampstead Butcher which is superb (but expensive), an organic greengrocer, little Waitrose, Tesco and Sainsbury Supermarkets. There is also a huge Sainsbury nearby at the O2 Centre and a large Waitrose on the Finchley Road next to Finchley Road tube station.

The local area
Fortune Green is a pretty landscaped Green which has a children's playground and dog-free picnic area. There is a one day fete, The Jester Festival, with live music on the first Saturday in July each year, and a few outdoor cinema screenings. There's a no-contract low cost well equipped Gym (The Gym Group) can be joined just for your stay if you are into fitness. The rambling Hampstead Heath, and manicured Golders Hill Park, which has good children's play areas, are a ten-fifteen minute walk up the hill from the house, if you want a beautiful for walk in the woodland or a coffee or ice cream in the park.

There is a small Tesco supermarket immediately around the corner from the house, and a little Waitrose and Sainsbury supermarket just down the road, along with loads of local places to eat. There is a huge Sainsbury's at the O2 Centre on Finchley Road and a large Waitrose next to Finchley Road tube station, both are within walking distance or 3-4 bus stops away. There is a Farmer's Market on Saturday mornings in the area next to the main entrance of the West Hampstead Thameslink station.

Transport links
West Hampstead is one of the best places to live in London as it's so well connected it's easy to get anywhere very quickly due to its superb transport links.
The Jubilee tube line goes direct to Bond Street/Oxford Street (15mins) for shopping and to Westminster (London Eye, Houses of Parliament) and Waterloo for the arty Southbank, plus it goes direct to Canary Wharf and Stratford. The London Overground Mildmay Line from West Hampstead takes you to Kew Gardens or to Richmond where it's a short bus ride on the R68 from outside Richmond train and tube station to Henry viii's Hampton Palace. The Thameslink trainline from West Hampstead go straight to King's Cross St Pancras where you can connect to the Eurostar, and to Blackfriars (ideal for the Tate Modern and the National Theatre), and also goes direct to Gatwick Airport and to Luton airport. There are also coaches running to and from Stanstead and Luton Airports which stop at Finchley Road which is very near the house. Plus there are good bus services from West Hampstead 328 goes to Chelsea via Notting Hill (Portobello Road Market) and Kensington, and the 139 bus goes to Oxford St, Regent St, Piccadilly Circus (near Leicester Square, and China Town) and Trafalgar Square (near Covent Garden). The tube is an 8-10 minute walk to the tube down the high street, or both 139 and 328 buses go every 5/6 minutes between the tube station and a stop next to the house if you don't want to walk. There's also the C11 bus goes to Brent Cross Shopping Centre. There are also many buses from the Finchley Road, to take you into central London, plus there are airport coach stops at the O2 Centre Finchley Road for Luton and Stansted Airport.
