Flexible Licence Agreement
The workspace is offered through a simple, easy-in/easy-out monthly licence agreement. The agreement can be ended by giving one month’s written notice in accordance with its terms, giving your business greater flexibility than a conventional commercial lease.
We hold a short annual business review with each licensee. This gives us an opportunity to understand how your business is progressing, discuss any support you may need and make sure your workspace continues to suit your plans.
Licence Fee and Bond
The licence fee is £645 per calendar month, payable monthly in advance by Direct Debit.
The fee includes reception and centre-management services, business support, waste and recycling facilities, cleaning of communal areas and the Council’s building insurance.
A bond equivalent to one month’s licence fee is payable before occupation and will be held in accordance with the licence agreement.
The licensee will be responsible for business rates and separately charged utilities where applicable. The Managed Workspace team will explain the full costs clearly before an application is submitted.
Suitable Business and Uses
This unit may be suitable for office-based businesses requiring a genuine operational base.
We welcome enquiries from start-ups, home-based businesses ready to take their next step, established SMEs and businesses planning to grow.
The proposed activity must be appropriate for the unit and compatible with the wider centre. Customer-facing retail and vehicle repairs are not permitted. All proposed uses are subject to assessment and approval by the Managed Workspace Centres manager.
Repairs, Alterations and Insurance
Licensees are expected to look after the inside of their workspace, keep it clean and in good condition, and report any defects or maintenance concerns promptly. Alterations must not be undertaken without prior written approval. The respective responsibilities of the Council and licensee are set out fully in the licence agreement.
The Council’s building insurance does not cover the licensee’s equipment, stock or business activities. Businesses are therefore encouraged to arrange appropriate insurance for their individual circumstances. Public liability insurance is strongly recommended where relevant to the business, but it is not a standard requirement simply to occupy one of our workspaces.
