This delightful apartment occupies the lower ground floor of a Heritage Grade II listed building in a conservation area near Waterloo/Lambeth North/Elephant and Castle Stations in Central London. It comprises a bedroom with a comfortable double bed, large wardrobe and chest of drawers, a separate sink, large shower unit and privacy screen.

The spacious lounge includes a futon sofa, smart TV, storage and shelves. It also has an ergonomic workstation: A work desk, a Herman Miller adjustable ergonomic chair and a 22" screen for you to connect your laptop.

There is a fully-equipped kitchen/diner and a separate utility room with washing machine, drying rack, iron etc, plus a heated drying rail (in the kitchen).

Outside the apartment there is a small private patio with a table/2 chairs. There is also a shared larger patio with a table/4 chairs (put out for shared use between April and October).

The flat is centrally heated in the colder months, naturally cool in the hotter months, and has a high UK Energy Efficiency rating (EPC Grade C) due to double glazing/energy efficient features. Safety features include smoke/co detectors & a fire extinguisher.
