Spacious rooms situated over four levels offer visitors comfort and sanctuary and stunning views of Hastings. A separate cinema room allows guests to unwind in style, with a choice of classic films.

Guests renting the main house can enjoy a luxury bathroom, dining room, kitchen and cinema room. Those in the basement can enjoy access to the garden, as well as kitchen and walk in shower.

Guests can enjoy a high degree of privacy, but with plenty of information and recommendations on local places of interest to hand as needed.

The Neighbourhood:
Hastings grew from a small settlement between the East and West Hills. Attacks by the French during the Hundred Years War and in 1377, all but destroyed the town.
The Old Town's architecture ranges from Medieval to Victorian. One of the oldest buildings, the Court House is believed to have been built around 1450. There are ancient churches and the Old Town Hall, which now houses a museum. Passages and narrow streets, 'twittens', which are scattered around the Old Town High Street, allow visitors to explore every corner of the old town on foot. Cafes, bars and restaurants foster a cosmopolitan feel.
Hastings has the largest fishing fleet in Europe that is launched from a beach, which is known as the Stade. The Castle built by William the Conqueror but now in ruins is at the top of West Hill and offers wonderful views of the area and Channel. The steepest funicular railway in Britain takes passengers from the Old Town up to the Castle.
Opened in March 2012, the award-winning Jerwood Gallery sits next to the fishing beach in Hastings' historic Old Town. Open Tuesday to Sunday, the gallery is home to the Jerwood Collection of 20th and 21st century art and a varied temporary exhibition programme showcasing the best of modern and contemporary British art.
There are many other attractions in Hastings, both architectural and cultural, which include a theatre, parks and gardens. The town hosts several events throughout the year, which include the Hastings Half Marathon, the Jack in the Green Festival, Hastings Beer Festival, Coastal Currents and the Old Town Carnival.
St.Leonard's is the conjoined twin of Hastings. Developer-architect James Burton, and his more illustrious son Decimus, developed the resort in the early 19th century. If its grander terraces and squares remind you of statelier parts of London, that's because the Burtons had already cut their teeth laying out patches of Marylebone and Belgravia. Today it's one part retired great aunt, one part rogueish Regency bounder, two parts 20s Bright Young Thing and a dash of 60s hippy.

Getting around:
Regular buses into town run from opposite Number thirty-one. Numerous taxi firms offer reasonably priced fares for the short hop to Old Town or St Leonards.
Other things to note
Parking permits can be provided for drivers. Hastings train station is a five minute car journey. House 31 is equidistant between Old Hastings, noted for its heritage, culture and antiques and St Leonards, a vintage haven, known for its independent stores and numerous cafes. Alexandra Park is a short walk away.
