Chapman's Yard, Armstrong Way, Yate, just ne of Bristol is an established vehicle depot which is permitted for, and has provided, commercial vehicle spraying and bodywork uses, as well as vehicle repairs. It comprises in total four detached units, one larger one for hgv's (dealt with in a separate online advert) and three smaller ones between 1,440 sq.ft. And 2,180 sq.ft. The site is a secure, gated and walled property and each unit has ample parking space immediately around it.

Each of the three smaller units are suitable for a variety of vehicle uses (general repairs, specialist uses such as wrapping or electrical works etc) and benefit from clear-span floor space, generous headroom and full height roller shutter loading doors. The larger unit (No. 4) of 2,180 sq.ft currently has an existing spray booth, extraction, airlines and compressor installed and can be let with these in place. The smallest unit (No. 3 - 1,440 sq.ft.) has a small reception / office and an additional mezzanine floor over part of the workshop. All are connected to a three phase electricity supply, mains water and drainage, and gas is available.

Each unit is offered on a new lease of three or more years duration. Rents will be from £35,000
per annum exclusive, subject to annual cpi increases. VAT is chargeable and Business Rates will be applicable.
