The site extent is as shown edged red on the aerial image on the final brochure page. The site consists of industrial workshop premises with an L shaped rear yard. The premises are accessed from either Hedon Road or Ferries Street.

The workshop is constructed around a portal frame with a pitched roof incorporating translucent panels for natural light. It has an eaves height of 3.57m rising to 4.75m at the apex. An access shutter at the rear of the workshop provides access from the yard area. This shutter measures 4.52m (h) x 3.21m (w). Lighting in the workshop in the main was LED tube fittings. In addition, compressor airlines remain in situ as does the compressor. These are available as part of the sale, but any purchaser will be responsible for carry out their own independent servicing and checks.

A mezzanine level has been installed in the workshop to provide further work or storage area beneath which sits a small office, wc's and reception. This area provides direct access onto a front forecourt which is suitable for customer parking and which fronts onto Hedon Road.
