Location
The area available for use is located as shown on the plan. Situated within the popular car park and tourist spot adjacent to the rspb Nature Reserve.

Description
The opportunity consists of a right to use one space within the car park in order to park one mobile trading vehicle for the sale of products including ice cream, soft drinks, cold snacks, tea, coffee and confectionary.

For the avoidance of doubt, the operator will be required to provide his/her own vehicle, equipment and operate only within the hours of 9am until 6pm or dusk whichever is earlier.

The Site does not have a power, water or drainage connection, therefore the operator must make their own arrangements in this regard.

Rates
The Site is currently assessed by the Valuation Office Agency as a Sales Pitch with a Rateable Value of £5500. The amount of Rates Payable on this amount will depend on the operators individual circumstances and applicants should make their own enquiries.

Lease Terms
The trading site is offered by way of a Licence from 1st May 2024 for a 3 year period. The Lessee will be required to trade from the site for a minimum of 6 days a week during the period from 1st May and 30th September in every year of the lease term and at weekends and during school holidays.

The Lessee will be responsible for the payment of any business rates, and all other outgoings relating to the use of the Site.

The Lessee will be required to maintain the site in a clean and tidy condition, and will be responsible for the collection and disposal of litter generated from the trading site.


VAT


All outgoings are exclusive of VAT which is chargeable.

Parking
The opportunity is for one parking space only, any further vehicle parking will need to be in accordance with local terms and conditions in the car park.

Insurance
The Lessee shall be required to hold and maintain a Public Liability Indemnity insurance policy to the value of not less than £10,000,000 for each and every one claim. The Council reserves the right to vary this figure from time to time as and when deemed necessary.

Each party shall meet their own legal costs.

Offers are sought by 2pm on Tuesday 30th April 2024. Applicants should submit the following information:

• Photograph of the trading vehicle to be used.
• Copies of any relevant documents, such as Food Safety Certificate, Public Liability Insurance Certificate etc
• Description of existing business and proposal for this site including rental offer, products to be sold etc.
