In Victoria Hall, the heating and hot water systems were completely upgraded in 2012, including the installation of a 12KW solar array positioned unobtrusively on the Carlisle Street elevation of roof. These improvements, together with the heavy level of insulation in the building, have delivered a Level C EPC, which is exceptional for a Victorian-built, single-glazed, listed building.

Victoria Hall is an immensely popular building comprising 15 suites. The vacant suites advertised here have recently become available, due to relocation within the building and business expansions. The landlord charges a rent figure, a building service charge and an apportionment for utilities. There are no other costs charged by the landlord.

The landlord will negotiate on lease length, offering lease lengths flexibly from 3 months to 5 years, and underlying rents from £6 per square foot, depending on lease length and suite size. An apportionment for utilities and service charge will made on top of the rent figure, and a single, fixed monthly amount will be agreed in order to give you certainty of budgeting.

On top of the landlord charges, business rates are payable to Barrow Borough Council (unless an exemption from rates can be claimed) and are based on the Valuation Office Agency rateable values. The Council gives a 50% rates reduction for smaller suites for newly-set up businesses.

Following recent legislative changes, all the smaller suites now attract zero business rates, subject to qualifying for Small Business Rates relief. We can let you know the rateable value of the larger suites. Please get in touch.

Finally, water rates are payable by each tenant to United Utilities at approximately £125 per year. These figures and the business rates figures are subject to confirmation by United Utilities and Barrow Borough Council, respectively.

The smaller ones have been used previously for personal care businesses (like sports massage and nutrition counselling) and for single/double person offices. The medium sized offices have been used to meet and train clients and provide multi-person accommodation.
