"Mercedes-Benz Places | Binghatti is a 341 metre residential tower on the southern edge of Downtown Dubai, developed by Binghatti Developers and shaped around Sensual Purity, the Mercedes-Benz design philosophy. The building runs three basements, ground, five podium levels and 65 floors, of which 51 are residential and six are mechanical. It holds only 150 residences in total, which is the defining fact about this address: The floor count is that of a landmark tower and the unit count is that of a boutique building. Every residence has a private swimming pool on its balcony and 4.2 metre slab to slab ceiling heights.

The Grand Mercedes Suite Type 2 is the larger three bedroom and the balcony is the reason to buy it. The total unit area is 3,285 sq ft, of which 2,319 sq ft is interior suite area and 966 sq ft is balcony, so the outdoor space is 42 per cent of the interior and carries the private swimming pool across two elevations. The interior runs living and dining at 40 sq m, a master bedroom at 29 sq m, two further bedrooms at 17 and 16 sq m, a front kitchen at 10 sq m and a separate back kitchen, four bathrooms plus a powder room, a laundry, a foyer, a lobby and a maid's room with bathroom. The separate back kitchen matters to buyers cooking at home daily and is not present on the Type 1 plan. These sit on levels 34 to 52.

Residents' facilities include a sky infinity pool, a podium pool, a gymnasium, spa services, food and beverage outlets, concierge service, valet service, housekeeping and card controlled parking access. The penthouses have private parking. An acoustic system and a smart home system are specified throughout. The three pointed star pattern on the rear facade is designed to carry photovoltaic panels that supply electric vehicle charging points within the building. Binghatti states that the tower is aiming to hold a leed qualification. It does not hold that certification at present and should not be described as leed certified.

Interiors were developed with Mercedes-Benz designers. The specified material palette runs to travertine and fluted travertine, walnut and fluted walnut wood, stucco paint, satin chrome, leather, black gloss glass, mirror, sandwich glass, chrome mesh, parquet, Gaya marble, black granite and screen detailing. The developer states that all finishes are subject to change.

Binghatti quotes Downtown Dubai at 1.1 km or four minutes, Dubai Mall and the Dubai International Financial Centre at 3 km or seven minutes, Burj Khalifa at 3 km or ten minutes, Emirates Towers at 4.9 km or eleven minutes and Jumeirah Public Beach at 7.7 km or fifteen minutes. The brochure also quotes three minutes to Dubai Opera and the Dubai Fountain, six minutes to the Dubai International Financial Centre and seven minutes to Dubai Design District and the Museum of the Future. The brochure's own view analysis shows Burj Khalifa and the Burj Khalifa district on one elevation and the Business Bay water canal on the other, so orientation is the single biggest driver of value between otherwise identical units in this building.

Binghatti Developers is an Emirati developer based in Dubai. The brochure states a portfolio of more than 50 projects valued in excess of aed 30 billion and more than 20,000 units delivered in Dubai up to 2023. Mercedes-Benz Places is the company's branded residence collaboration with Mercedes-Benz.

The property is sold off plan on a freehold basis and is open to overseas buyers. Construction is reported at 65 per cent complete. Handover is quoted as Q1 2027 by Property Finder and Bayut, as December 2026 by Propsearch and as Q4 2026 by two agency sources, so treat Q1 2027 as the working date and confirm it in writing. The payment plan is most commonly quoted as 20 per cent on booking, 50 per cent during construction and 30 per cent on handover, though one source quotes 70/30 with a 20 per cent booking fee. The plan is not stated anywhere in the brochure, so it must be confirmed with Binghatti before reserving. The separate back kitchen and the 966 sq ft balcony are the two things that distinguish this plan from Type 1, and both are worth putting in front of a family buyer.
