Binghatti Starfall is a mixed-use residential and retail tower by Binghatti in Al Jaddaf, on the western bank of Dubai Creek. It rises 19 storeys on a 60,602 sq ft plot, arranged as two basement levels, a ground floor, four podium levels and 14 residential floors with an active roof. There are 754 apartments and 17 ground-floor retail units. The exterior carries a signature grid that shades the glazing and screens the apartments, and the structural frame extends past the roofline into an open peak that is lit at night, the feature the astronomy theme is named for.
2-Bedroom Type 01 is the standout among the documented plans: A suite of 1,117 sq ft (103.79 sq m) plus a balcony of 315 sq ft (29.21 sq m) for a total unit area of 1,432 sq ft (133 sq m). The balcony alone is larger than a Type 02 studio. Binghatti publishes the internal breakdown: Master bedroom 15 sq m with a 5 sq m en suite, second bedroom 15 sq m with a 5 sq m bathroom, living and dining 31 sq m, a separate kitchen of 17 sq m and a corridor of 6 sq m. The 17 sq m separate kitchen is nearly three times the size of the one-bedroom kitchens and is the clearest signal this plan is aimed at an end user rather than an investor.
Building arrangement: The four podium levels are given over to secure resident parking and infrastructure. Binghatti's own brochure explains that lifting the first residential floor above those levels puts the apartments above street noise and level with the elevated metro tracks. That is presented as a privacy benefit; a buyer may reasonably read it as confirmation that the metro line runs close to and level with the lower residential floors, so it is worth raising rather than repeating uncritically.
Amenities sit on an elevated podium deck with more than ten facilities: A temperature-controlled adults' pool with jacuzzi, sun loungers and sun decks; a kids' pool with an aqua splash zone; outdoor showers and a multi-purpose gazebo; a high-end gym and fitness centre with locker rooms, showers and changing facilities; an outdoor yoga and aerobics platform; family zones with sunken seating; and an observatory deck fitted with telescopes and dedicated viewing areas. The ground floor holds a double-height lobby, a concierge desk handling automated parcel deliveries and guest reception, and a retail promenade of 17 boutique stores, supermarkets, pharmacies and cafes.
Specification: Crystalline glass dominates the facade with floor-to-ceiling windows throughout. Interiors use muted tones, fine stone finishes and brushed metals. The published material palette lists travertine-look ceramic tiles in the apartments, European walnut joinery, champagne metal finishes, feature stone, white paint and painted wood wardrobes; the lobby adds feature navy wood, travertine stone flooring, leather, fabric glass finishes, bronze textured paint and navy woven leather, with rubber flooring in the gym. No appliance brands, no sanitary brands and no ceiling heights are published anywhere in the brochure.
Location: Al Jaddaf, Dubai, on the northern end of the cluster with direct access to the Sheikh Rashid Road and E11 corridor. Binghatti's published drive times are 2 minutes to Al Jaddaf Metro Station, 6 minutes to Dubai International Airport, 8 minutes to Downtown Dubai and the Burj Khalifa, 9 minutes to Business Bay, 9 minutes to Dubai Festival City and 10 minutes to the Museum of the Future, with the Jaddaf Waterfront 3 minutes away. Nearby are the Jameel Arts Centre, the Mohammed Bin Rashid Library and Dubai Design District. Views run across Dubai Creek and Garhoud Bridge on one side and towards Zabeel and the Downtown skyline on the other.
Developer: Binghatti Holding Limited, founded in 2008 and vertically integrated, having begun as a contractor before moving into development. The group states a portfolio of more than 100 projects worth close to aed 100 billion, over 50 projects delivered and a pipeline of roughly 30 million sq ft of sellable area, operating from affordable housing through to branded ultra-luxury. Binghatti also offers an after-sales network covering property management, maintenance and holiday-home rental services.
