The S Tower is Sobha Realty's original signature tower, on Al Jaddi Street in Al Sufouh 2, at the junction of Sheikh Zayed Road, Palm Jumeirah and Dubai Internet City. Sobha's factbook gives it 51 residential levels, a total height of 230 metres and a 56,700 sq ft plot, standing 40 metres clear of the nearest tower. There are 93 residences in total: 87 four-bedroom apartments at two per level, 4 five-bedroom apartments each taking a full floor, and 2 six-bedroom penthouses each occupying two levels. It is the first project pnc Menon designed personally, after five decades of building palaces and royal facilities across the Gulf.
Penthouse 1 is one of only two six-bedroom homes in the tower, set over two levels, reached through an entrance lobby reserved for penthouse residents with a dedicated lift, plus a private internal lift and stairs connecting to the upper level. Two separate entrances give direct private access to the bedroom zone. The formal living room and lounge, the formal dining room, the family living room and the family dining room all carry a clear height of approximately 6.15 metres. The formal rooms face the sea and connect to an open bar and a presentation kitchen; the family rooms face the Sheikh Zayed Road skyline, with the family living room opening to a balcony and the family dining room connecting to the main kitchen, backed by an enclosed preparation kitchen. Master bedroom 1 faces the sea at approximately 6.15 metres clear height with a walk-in closet, safe room, storeroom and bathroom; master bedroom 2 looks over both the sea and the skyline at approximately 4 metres with a walk-in closet, lounge, office space and bathroom. The remaining master bedrooms are 2.85 metres clear, all en suite with walk-in closets. The home also has its own gym with change room and sauna, a home office, a maid's room, powder rooms, storerooms and a utility, plus an expansive patio and landscape court with an enclosable environment and an outdoor pool of approximately 2.7 by 3.8 metres. Six parking bays are allocated.
Building: A dedicated double-height residential entrance lobby with concierge, a branded cafe and a dedicated storage facility for home deliveries. Six destination-controlled resident lifts, which cut waiting time by grouping calls, plus a dedicated fire and service lift. Residential corridors are finished in wood panelling and wallpaper over porcelain tiling and carpet, with sensor-based lighting. Parking runs to six levels of enclosed podium parking behind a camera and sensor-based entrance.
Specification: Large-format marble porcelain tiles and solid core oak doors with concealed hinges. Smart home automation operating air conditioning, lighting, kitchen appliances and curtains, with presence-detecting lighting in the unit lobby and corridor and smart power sockets throughout. Fresh air units with high-efficiency filters and uv filtration, low-noise air conditioning, and acoustically insulated ducts and drainpipes. Separate display and preparatory kitchens, the preparatory kitchen fitted with electrochromic glass that switches from clear to opaque; the display kitchen carries a refrigerator, microwave, oven and exhaust hood. Flexi track lighting with magnetic attachments, and flangeless single-slot air diffusers to ashrae standards. Clear heights are 3 metres in the master bedroom and 2.8 metres elsewhere, with a dressing area in engineered wood, glass wardrobes and leatherette-panelled shutters on sensor-operated lights. Bathrooms carry smart WCs with sensor-operated lids and remote control, water-efficient cp fittings and dual-flush, and a one-way glass window between the en suite and the bedroom. The master en suite adds a freestanding bathtub, a three-way experience shower with overhead rain, handheld and front-facing jets, a towel warmer and a mirror TV positioned for the bathtub and shower.
Amenities: A temperature-controlled infinity-edge swimming pool, sauna and steam, an outdoor jacuzzi, indoor and outdoor gyms, indoor and outdoor children's play areas and a mini outdoor theatre. A dedicated amenities floor on the 55th level holds a cafe with dining facility, a majlis and a library lounge.
Sustainability: A double-glazed floor-to-ceiling glass curtain wall with enhanced heat and sound insulation, an energy-efficient hvac system that recycles condensate water for irrigation, and district cooling. Concrete, steel, gypsum, insulation and tiles are locally sourced; roofing and hardscape use high Solar Reflective Index materials to reduce heat gain; water heating combines solar and lpg; and materials are specified as non-toxic throughout.
Location: Al Sufouh 2, Dubai, at the crossroads of Sheikh Zayed Road, Palm Jumeirah and Dubai Internet City, with access from three major roads and Dubai Internet City metro station within walking distance. Sobha's factbook lists the outlook as sea views, Palm Jumeirah, Burj Al Arab, Emirates Golf Course and the Sheikh Zayed Road skyline, with the Palm, Dubai Marina, the Burj Al Arab and Downtown Dubai all close by.
Developer: Sobha Realty, founded in 1976 by pnc Menon. The group is backward integrated, keeping design, engineering, contracting, material sourcing and quality control in house. The architectural consultant was pnc Architects and construction was by Sobha Contracting.
Status: Complete and ready to occupy. This is the important difference between The S Tower and Sobha's off-plan stock. Construction began in May 2021 against a Q4 2024 completion target, and handover began in June 2025. Property Finder records the developer's own inventory as out of stock, so any sale here is a resale from a private owner rather than a purchase from Sobha, with no construction risk, no payment plan and immediate occupancy or rental income. Freehold, and far above the aed 2 million uae Golden Visa threshold.
