The S Tower is Sobha Realty's original signature tower, on Al Jaddi Street in Al Sufouh 2, at the junction of Sheikh Zayed Road, Palm Jumeirah and Dubai Internet City. Sobha's factbook gives it 51 residential levels, a total height of 230 metres and a 56,700 sq ft plot, standing 40 metres clear of the nearest tower. There are 93 residences in total: 87 four-bedroom apartments at two per level, 4 five-bedroom apartments each taking a full floor, and 2 six-bedroom penthouses each occupying two levels. It is the first project pnc Menon designed personally, after five decades building palaces and royal facilities across the Gulf.
Only four 5-bedroom apartments exist in the tower, each taking a complete floor. A full floor plate means the home is dual aspect across the whole building: Sea and Palm Jumeirah on the north side, Emirates Golf Course and the Sheikh Zayed Road skyline on the south, with no shared landing. The factbook does not break out a separate specification for this configuration beyond the tower-wide schedule, and gives no area. Resale sources disagree on size, one live listing showing 13,186 sq ft against an older project figure of 11,137 sq ft, which is a difference of over 2,000 sq ft and must be resolved against the title deed before anything is published.
Building: A dedicated double-height residential entrance lobby with concierge, a branded cafe and a dedicated storage facility for home deliveries. Six destination-controlled resident lifts, which cut waiting time by grouping calls, plus a dedicated fire and service lift.
