Exterior

Three glass doors lead into the courtyard garden and into an enclosed orchard at the rear of the house, where the current owner keeps two pet sheep to manage the grass. The orchard is planted with a variety of bountiful fruit trees including cherry, fig, apple, kiwi and peach.

To the West of the house 2 large barns offer parking, storage and the opportunity for transformation, with an additional small and private garden plot attached, which could be transformed into a further 200m2 guest accommodation or a gite. These buildings already have water and electricity (Note: All on same meter as the main house).

The main house also has a raised terrace that running along the front, perfect for flower pots and a small table and chairs to sit with a drink and watch the comings and goings of the village.

The roof is sound but not new and will need replacing at some point in the near future at a cost of approx 16,000 euros, however the owner has taken this into account in the pricing, and aid grants are possibly available.

Area

Situated in the center of a charming little Haute-vienne village, close to amenities in Chalus, Oradour-sur-vayres and only 30km from the city of Limoges and it's airport with all year round flights. The area boasts several swimming lakes, fabulous markets, lots of nature trails and an abundance of historical sites linked to Richard 1st and the 12th century crusades. Essential amenities nearby include large supermarkets, schools, cafes and restaurants. Healthcare is also good with plenty of gp's, nurses and pharmacies nearby and a network of excellent modern hospitals in Saint-Junien and Limoges. A car is essential in this rural area, but trains to Limoges, Bordeaux and the tgv from Angouleme to Paris takes just two hours.
History

This house has abundanct character. All its original features have been lovingly retained - the kitchen once used to be a village café and in the 1920s the living room was a private ballroom for the gentry of the area.
