This area offers beautiful views of the countryside and is ideal to entertain family and friends, enjoy a meal or simply relax. There is a high degree of privacy from here, as the land extends down the surrounding valley.

At the moment this is a very low maintenance garden with mostly potted plants and some trees, but the area could lend itself to a number of possibilities including the installation of vegetable beds. There would also be space for a beautiful infinity pool (pending planning permission).

On the drive there is a very large garage which can house a number of cars and a sizable storage area, which could be an ideal workshop/shed.

The property also benefits from a variety of water reservoirs, and a large well. There is a large water cistern under the garage.

The house is prepared for photovoltaic panels, and has space for batteries in the finished attic space.
Location
The property is located 10 minutes from the historic main town of Alcobaça by car. Alcobaça is a lovely town that is big enough to provide you with everything you need but still small enough to be personal. There are supermarkets, cafés, restaurants, banks, health centres, dentists, a hospital, a beautiful park and all other amenities you would expect from a mid-sized town.

Alcobaça is world famous for its fabulous monastery which is a must see. It is surrounded by streets filled with wonderful old buildings in a variety of architectural designs. There are many cafes and restaurants where you can enjoy the local delicacies. Opposite the monastery is a wide pedestrian area where you can sit and enjoy a wonderful smooth coffee or a glass of chilled vinho while relaxing and watching as the world meanders around you.
There is a twice weekly fruit and vegetable market in Alcobaca where you can buy wonderful and fresh local produce as well as fresh baked bread, cheeses, pulses, beans, nuts, dried fruit, beautiful and colourful fresh flowers, baskets and many other local artisan products.

Twenty minutes away are the beautiful beaches at São Martinho do Porto or Nazaré and both towns have a healthy central shopping area that has a variety of shops, cafés, and restaurants. The distance also takes you to Salgado beach, which offers wild beauty, and attracts many people looking for outdoor activies such as paragliding.

São Martinho is one of the most popular towns and beaches on the Silver Coast. The town itself surrounds the shell shaped bay which in itself provides a safe area for families to enjoy days on the beach with safe swimming. The beach stretches all the way around to the nearby village of Salir do Porto. In São Martinho do Porto there are numerous restaurants and cafes that cater to many different palates. In addition there is a pharmacy, supermarkets, several mini-markets, butchers, bakeries, lovely pastry shops, gift and souvenir shops as well as clothing shops and shops with wonderful products for the home and garden. A promenade and cycle track stretches around the whole bay with the cycle track connecting to the Estrada Atlântica where you can cycle for miles. There are also fabulous walks that surround this entire area.

The famous Nazaré beach is also about 20 minutes from the property. Nazaré has stunning beaches, a very rich maritime heritage, and famous world-class surfing waves. This charming beach town offers a plethora of restaurants of various cuisines, many local shops selling souvenirs, local crafts, clothing, and artisanal products. The local market is a great place to shop for fresh produce and regional specialties. Yearly, the town hosts the Nazaré Tow Surfing Challenge, one of the most prestigious big wave surfing competitions in the world. The competition typically attracts elite surfers from around the world, willing to push the boundaries of the sport. The big wave surfing season is usually between October and March, when the Atlantic Ocean produces swells of extraordinary magnitude.

Lisbon and Lisbon Airport are just over an hour away.
