Nestled on in the hills surrounding Cortona with the Valdichiana valley in the distance to the medieval town of Montepulciano, famous for its vino nobile, with the most incredible sunsets, sits this one of a kind dwelling, with its magnificent, old stone walls, breathtaking views, and large landscaped garden with olive trees.

The central tower of the villa dates from the 15th century. It was built to help protect the Tuscan state from the aggression of it's papal state neighbour, Umbria. Later on the Tommasi family added two wings on the left and right to this central tower. They were one of the most historic and important families in Tuscany whose exponent in the 1771 became Grand Master of the Knights of Malta. On the main Villa we find other testimonies of the passages it has had over the years: A magnificent ceramic plaque depicting the Madonna of the Seven Sorrows tells us that seven young people established the Order of the Servants and that Monsignor Paolino Tribbioli was born here, an important Catholic priest who left indelible footprints as a missionary Capuchin in India and later became Bishop of Imola.

The villa has been restored using an extraordinary blend of classical Tuscan style and modern elements. It keeps the original elements that have characterized its history over the centuries and which have been wisely preserved during the renovation.

A cellar, probably dating from the 16th century, was unearthed which, together with the tunnel leading to it, had remained unknown for over 200 years and was only discovered during the restoration work.

The 15th villa is on three floors with on the ground floor an entrance hall with beautiful black and white floor tiles. To the left is the living area consisting of a large sitting room with 16th century fireplace and dining room. To the right is a cloakroom and a large fully fitted kitchen with laundry/larder. Throughout the ground floor there are wonderful large French doors that open to the outside, offering beautiful views of the garden and surrounding countryside.

The stairs off the hallway lead to the first floor where there are three double bedrooms with ensuite bathrooms, two have a shower and one with bathtub and shower.

The second floor - inside the tower - comprises the fourth bedroom, also with ensuite bathroom.

All bedrooms have air conditioning and are bright and airy and the bathrooms are all large and modern with travertine tiles throughout, stone sinks and glass showers.

The garden, whose oldest trees are over 300 years old, was part of an ancient arboretum dating from the 17th century and is partly enclosed by a stone wall and electric gate. On the land that isn’t fenced there are three historical ruins of water tanks that were used to store water for the Tommasi Villa.

On the first upper terrace is situated the villa with a parking area, a vegetable garden and an outdoor dining area with a beautiful terrace with a large dining table, a barbecue and a wood-burning oven. On the second terrace is the pool area. The 16x5 metre swimming pool (with a fixed depth of 1.45 metres) has a shaded pergola and an outdoor shower and offers spectacular views over the valley.

There are two outbuildings. One is used as a garage and the other is an ancient water tower that has been converted into a storage room and reading area. They both sit to the left of the main house.

The property is ideally located just a short drive from the Etruscan hill town of Cortona, and a 15-minute drive from Lake Trasimeno, with easy access to the A1 and Rome and Florence airports.
