Immersed in the green Umbrian hills at 650 m asl in the municipality of Pietralunga, a farmhouse with 13 bedrooms for sale. A church dating back to the year 1000 and dedicated to Saint Andrew, now deconsecrated, has for many years been used as a yoga studio and seminar room. The place, rich in spirituality, is surrounded by over 3.6 hectares of forest.

Description of the buildings
The property is divided into three buildings, with an articulated structure to form a small agglomeration of dwellings, joined over the years into a single body according to the needs of the family living there. Even the roofing of the farmhouse is not a single and uniform cover but composed of different types, orientations and slopes. All these aspects contribute to making the structure very typical and original.
The rooms are simple but fitted with all the necessary comforts to accommodate guests and groups for the numerous courses that have been held over the years and are much appreciated by those who enjoy artistic-spiritual stays immersed in the silence of unspoilt nature.
The main house is accessed via stone steps. On the ground floor is the entrance hall, a breakfast room for guests, a bathroom, a cozy living room with fireplace, the kitchen equipped with an industrial oven and some rooms used as a pantry/storages.
The entrance hall then leads to the upper floor. Here are two bedrooms with shared bathroom. On this same level, which can also be used as a private apartment, there are then three more bedrooms with bathroom and balcony. One of the three rooms, which is very large, is currently subdivided into two smaller rooms with wooden panels, which can easily be removed to bring back a single, bigger room.
In the center of the complex, there is a beautiful patio accessible from the kitchen or the meditation room, where one can have lunch or dinner in summer while enjoying the wonderful view. In the part adjacent to the old church, we find the guest bedrooms, all three facing south, with separate entrance, bathroom and loft.
On the side of the structure, there are another four independent rooms with bathroom of different sizes, as well as a small technical room. A large storeroom, a laundry room and another pantry room complete the structure.

The property is listed as a historical building and any request for modification is subject to the approval of the Sovrintendenza

There is also a small pool built in 2005 in masonry with an irregular shape (the longest sides measure 5 x 5 m and water is chlorine purified).

The property also has three yurtas, served by a bathroom with an outdoor shower, which are available during the months of activity for additional groups with regular authorization for camping.


State and finishes
The renovation of the property took place gradually from 1994 to 1999 using simple materials in harmony with the type of property. The window frames are wooden and double-glazed.
The flooring is wood on the first floor, terracotta and tiles in the rest of the property. The roof was entirely redone in 1994. The facades are stone, except on the north side, where it is partly masonry but the stone can be restored to its original state.
There are three dispersion septic tanks for waste disposal. Heating is supplied by lpg. The water supply is provided by a spring with pump and autoclave, while the water is purified with a uv system.
