Property description

The 16th-century tower dominates the historic center of Cetona and provides a 360-degree view of the surrounding hills. Originally dating back to the 10th century, the building has been extended over time and is now a beautiful manorial villa (510 sqm, 7 bedrooms) completed by a guesthouse with six flats (410 sqm, 7 bedrooms), the former armory (225 sqm) ideal for events and a beautiful private chapel (40 sqm). The 10,164-sqm park stretches out on the rocky spur above Cetona and is home to a 10 × 4 m swimming pool, a Roman amphitheater and even a private helipad
Leaving the property you find yourself right in the historic center of Cetona, where all services are available and many restaurants offer traditional Tuscan dishes. Being on the border between Umbria and Tuscany, the property is also very convenient to reach important historical towns such as Montepulciano, Pienza, Orvieto, Perugia, Cortona and Siena. Florence is about 1h 40’ drive away, while Rome is just under two hours’ drive.

Description of the buildings
The medieval tower (510 sqm – 5,488 sqft, 7 bedrooms and 8 bathrooms) dates in its original form to the 10th century, and its present appearance was requested by Marquis Chiappino Vitelli, who built his residence in the 16th century by incorporating the remains of the ancient castle and incorporating the tower into the new villa.
Entering through the main doorway, the entrance gives access to two cozy sitting rooms on either side and an elegant dining room straight ahead. A side door leads to the kitchen with pantry and exit to the small veranda in the garden. The staircase at the corner of the building leads to the second floor where the first sleeping area is located consisting of master bedroom with private bathroom and walk-in closet and three bedrooms with private bathrooms. Returning to the staircase and going up again one gets to the second floor where there is an elegant vaulted reception hall and three bedrooms with private bathrooms. From the salon, an original wooden staircase then goes up to a sitting room with a fireplace and, further above, to the panoramic sitting room at the top of the tower. From here you can exit onto the covered walkway that goes around the living room, from which you have a 360-degree view of the Sienese countryside.

The guesthouse (410 sqm – 4,412 sqft, 7 bedrooms and 6 bathrooms) is located on the northwest side of the property and is a classic four-story stone building divided into six apartments accessible by a condominium staircase accessed from the road around the base of the fortress.
- Apt. N°1 (60 sqm): Studio apartment (living area and bedroom) with bathroom;
- Apt. N°2 (50 sqm): Living room with kitchenette, bedroom and bathroom;
- Apt. N°3 (80 sqm): Entrance hall, kitchen with dining area, two bedrooms and bathroom;
- Apt. N°4 (100 sqm): Living room with kitchen, bedroom on mezzanine and bathroom;
- Apt. N°5 (45 sqm): Living room with kitchen and dining area, bedroom and bathroom;
- Apt. N°6 (75 sqm): Entrance hall, living room, kitchen, bedroom on loft and bathroom.

On the south side of the park, along the walls of the fortress, there is an events area (225 sqm – 2,421 sqft, 1 bathroom) structured on two floors and created in what was originally a guardhouse with its own armory. On the lower floor, accessible by a short staircase, there is a beautiful hall with columns and brick vaulted ceilings where guests can be received, while on the upper floor there is another large hall with kitchen and bathroom, currently used as a relaxation area but also very suitable for dinners and business meetings.

Completing the property is a characteristic private chapel (40 sqm – 430 sqft) dug into the rock along the driveway to the fortress and very suitable for ceremonies of an intimate nature, two cellars (40 sqm – 430 sqft) and a warehouse (30 sqm – 323 sqft) that are currently used as storages and shelters for tools.

Exteriors
The fortress is located at the center of a park of about 10,164 sqm (2.5 ac), shaded by large plants and full of color thanks to many flowers and bushes. In the park, just below the fortress, is also a small Roman amphitheater, which is very well preserved and can be used for small private performances or as an event area.
On the other hand, the 10 × 4 m swimming pool, with its white travertine paving typical of the area, is located right at the entrance to the garden that stretches out on the rocky spur overlooking the medieval village of Cetona. Also within the property is a helipad that allows guests to reach the property conveniently from the air.

Use and potential uses
The property is currently exploited as an accommodation business, renting out the entire villa as a vacation home. The remarkable location of the property, together with the well-kept outdoor spaces and elegant halls, makes the property very suitable as a location for corporate events, private ceremonies and weddings. The annex, already divided into six comfortable apartments, is perfect already as an addition to the accommodation business for those looking for something less luxurious to use as a starting point for exploring these areas of Tuscany and Umbria.
